The house is reached via a short stretch of unpaved road (300 m) and all the services are available in the nearby town (3km; 5’). From the property, one can also easily reach the most famous art cities of Tuscany, such as Siena, Florence, San Gimignano and Pienza. Description of the buildings
The country house (320 sqm – 3,443 sqft, 5 bedrooms and 4 bathrooms) has been fully restored in 2010 and is laid over two floors. Entering the lower level, there is a huge living space, very bright and welcoming, made up of sitting area, dining area and open-plan kitchen. Beyond this, a hallway leads into the first bedroom, a bathroom and a closet. Outside, with independent access, the old garage has been converted into a warehouse closed by huge windows that makes it very bright all year long.
Reaching the first floor, either through an internal or external staircase, one finds the sleeping area made up of a huge master bedroom with office space, private bathroom and balcony, and three double bedrooms with two bathrooms.
All the fixtures of the country house are made out of wood with double glazing for improved energy management; heating is fed by lpg and supported by a photovoltaic system installed on the roof of the car canopy.

Not far from the country house, the guesthouse (90 sqm – 968 sqft) is currently made up of two big rooms, with floors and fixtures restored between 2016 and 2017. Ideally, one could convert the building either into an accommodation for the guests or into a recreation area (for example a billiard room or a playroom for children).

Exteriors
The country house is surrounded by roughly 4.0 hectares of land, part of which is landscaped into a beautiful garden irrigated via two rainwater cisterns installed in the property. Next to the house one could easily build a pool (permits were already issued in the past, but the owners then decided not to build the pool).
