Local environment
The house in quite surroundings but accessible by car, at 1000m above sea level, lies on the outskirts of a densely forested region, with a wide variety of plants and animals. The predominant species of vegetation in the nearby forest is spruce and fir, but also beech, plane, oak and chestnut trees. The fresh air and good microclimate, resulting from this storage, rare at this high altitude, are recognized and appreciated for their therapeutic properties to people with chronic respiratory diseases and other health problems.
The nearby Gavrogo plateau, at heights of 1100 meters, serves as summer pasture for 7,000-10,000 sheep and goats. Wild animals also live in Gavrogo. Parts of the broader region belong to the Natura 2000 network

Local community and available products

The small population (100 people, even fewer during winter) of locals at Gianniotion makes a living out of organic agriculture and livestock farming which provides them with meat, dairy, eggs and vegetable. Due to the many aromatic herbs the meat has a distinctive, delicious flavor.
A small local cheese factory at Skoulikaria, which was founded through EU funding, produces an excellent quality feta cheese (iso certification) from the freely roaming flocks.
The local honey from a large number of beehives, is pure, aromatic and of excellent quality, with a mild spruce and wild flowers flavor.
Walnuts and chestnuts are also among local products.
In addition to direct sales from locals a daily open grocery market in the nearby city of Arta (35 km from the village) is a source of many fresh fruits and vegetables from the area.

Leisure pursuits
The nearest (40 km) coastal area, is easily accessible by car to where freshly caught king prawns of the Amvrakikos Gulf, can be sampled whilst watching the bottlenose dolphins arching through the sea. The nutrient-rich waters of this gulf sustain high levels of biodiversity attractive to sea turtles and various seabirds. Other neighboring sites to explore by car include the many regional historically important locations.
Outdoor activities around Gianniotion include quiet strolls and picnics by the forest springs, collection of rare plants, mountaineering.

The quest for a healthy life
Tourism in this small village of Gianniotion is not common, unlike other mountainous areas in Greece. Only hikers and mountaineers occasionally visit, reaching as high up as the level of the Gavrogo plateau where they often camp to experience the spectacular view.
Overall, the quest for a healthy life in rural unpolluted air with local organic produce, serenity and peace to work remotely, could be fulfilled living in this property.
