The estate is in excellent condition. Exteriors
The Estate is laid over 85 hectares which include the three hamlets and the agricultural lands of the property.

The most interesting section of the estate is without a doubt the vineyard (12.5 ha), 50% of which is registered as Chianti. The estate doesn’t produce wine on its own but relies on an external cellar for processing grapes (based on the value imposed by the guidelines, the estate could produce up to 80,000 bottles of wine per year).

These are followed by woodland (42 hectares with coppice and high wood) and arable land (7.9 ha). Finally, we find gardens and unused land (16.1 ha). A 4,500 sqm private lake offers enough water for irrigation.
The estate is fitted with a tennis court, a five-a-team soccer field and three swimming pools, one in each hamlet (18 x 9 m in hamlet A, 12 x 6 m in hamlet B and 14 x 7 m in hamlet C).

Use and potential uses
The property, thanks to its ample size, is an excellent marriage between farming (wine and oil) and hosting business. The hamlets B and C are currently being rebuilt and renovated and, once completed, will offer a total of 80 bedrooms in the estate, for a potential capacity of 160 guests. To this one must add the ongoing work on the multipurpose building which will host a fully-fledged high-capacity restaurant with a fully equipped kitchen, a wine bar for tasting and a conference hall for events. The existing restaurant/wine-bar could at this point be converted into a wellness centre with gym and sauna/emotional shower.
