Property description

Set into a hillside and with spectacular views, overlooking the straits of Maleas, this magnificent four bedroom villa, built in 1972 by Dutch architect George Koksma, is in the style of internationally renowned architect Frank Lloyd Wright. Koksma also lived on Kythera and his local knowledge enabled him to select stone from various parts of the island enabling him to create unique multi coloured external and internal stone features.

The plot of 8,200 sq.M. Has been carefully landscaped to provide gardens and terraces which provide a blaze of colour throughout much of the year. As well as an olive grove with 40 olives, the gardens include 3 eating olive trees, mature palm trees, oleander, bougainvillea, jasmine, roses, lavender and geranium and wild growing herbs. There are also citrus trees, pear, almond and pomegranate trees.

The villa and garage are approached from a surfaced drive, whilst a second drive leads to the terraces of the landscaped gardens.

The villa which provides a generous 381 sq.M of accommodation was designed to take full advantage of the natural light. The rooms are large and airy, with high ceilings and full length floor to ceilings windows which provide panoramic views of the gardens and the nearby coast. The accommodation is as follows;

The beachside village of Aghia Pelagia is 10 -15 minutes walk away. There are three beaches, a small marina, some tavernas and shops. Some beaches are quiet, others are more central to the village, all provide very safe swimming.

As you can see, from the elevated position, the house has spectacular views overlooking the Maleas Peninsular of the Peloponnese. This is just across the azure waters of the strait between the island and the mainland. Most of the produce, fruit and vegetables, on the island are organic and it would be an ideal base for a well-centre. The house location is very quiet, mostly with only the sound of bees and birds. Kytherian honey is regarded as some of the best in Greece.

There is an up to date digitally produced topographical plan of the house and grounds which is available if you require it.

This shows the extent of the land both below and above the mountain road which leads to the beach, (and used by about 2 cars per day!)

This shows opportunity for further development.

The property, was valued at 1,350,000 Euros as property in Kythera tends to be more expensive than other islands.

However the price is reduced to 589,000 Euros, but with the proviso that any serious offers will be considered.

The house has been exceptionally well maintained under the present owners and since 2003 improvements, upgrading and maintenance have been carried out virtually on an annual basis with the whole of the exterior being professionally painted in July 2014.

Kythira

Kythira is an unspoilt island lying off the southernmost tip of the Peloponnese. It is popular with walkers, bird watchers and those interested in wild flowers, as well as with artists and writers who come to obtain inspiration from its natural beauty and blissful peace and quiet. Demand for property on the island has remained strong as buyers from many European countries escape to what is an idyllic lifestyle.

There is a mini market and other shops at Aghia Pelagia which is 1 km from the house and at Potamos which is 7 kms away there is new a modern hospital, doctors, chemists, banks, supermarket, a post office and a bakery.

The island is well served by transport facilities. There are weekly and daily ferry services from the island to many parts of Greece, including Piraeus, Kalamata and Crete. Kythira has its own airport with daily flights to Athens and alternative days to Corfu, Crete, Zante and Cephalonia.

The island is strategically located between the Greek mainland and Crete, and from ancient times until the mid 19th century was a crossroads of merchants, sailors, and conquerors. As such, it has had a long and varied history and has been influenced by many civilisations and cultures. This is reflected in its architecture (a blend of traditional, Aegean and Venetian elements), as well as the traditions and customs, influenced by centuries of coexistence of the Greek, Venetian, and Ottoman cultures.
