In the vicinity of Lucca, 18th century villa with garden and swimming pool.
This villa, dating back to the first years of 1700s, is located on the low ground with an excellent position to the sun, in a high level residential area and at the dead end of a road granting a high level of security.
The villa is located slightly outside of Lucca (5km; 10’), situated in a very quiet countryside and is easily reachable. Local shops are only a few minutes walking distance and you can cycle to Lucca along the river Serchio in 20 minutes.
Seaside is also at hand, with Viareggio and Forte dei Marmi being only 30 minutes away while for those who love skiing there is Abetone at 1h 30’ by car (70km).

Description of the building


The property is made up of two buildings.

State and finishes


The villa has been finely restored to preserve the original look from the last complete inside renovation early 1900s. The internal staircase is realized in Carrara marble in “Art Deco” style, while most floors are in different colored fine “graniglia” and some in terracotta. Ceilings (uncommonly high) are held by large 1700s wooden beams on the second floor. Inside, there is also a couple of fireplaces, one in the dining room in French “Rococo” style dating back to the 1730s, the others realized in Carrara marble and local stone.
The terrace of the kitchen was built ex-novo respecting the style of the building.
On the outside, the villa is recognizable by the particular symmetry of the façade and the terracotta roof supports.


External area


On the outside, the villa is surrounded by 0.5 hectares (1.2 ac) of garden. The property is fitted with a small olive grove which allows the production of enough olive oil for the family. There is also an above-ground pool (8.5 x 5 m) enclosed by a wooden terrace.
Located on a dead end road, a position ensuring a nice degree of security, the house has two main accesses. The first one is historical and is on the front side, nowadays used as a pedestrians-only walkway. The second one was created more recently and allows the access by car to the villa. Just outside this second entrance there is a small place for 2 vehicles, another 2 cars can be parked in front of the principal gate.
The neighboring ca. 4 ha of land, is possibly for sale from a different owner.


Use and potential uses


The villa is perfect as a private residence because of its spacious size and precious location and thanks to its position at the dead end of a road which grants a high level of security. The presence of a private apartment on the ground floor allows an easy hosting for guests.
