Property description

Spring 2024

Large country house built on working agricultural land. Almonds⁄Olives⁄Cereals.
(Neighbour looks after all aspects of this for us - so no need for our own tractors or other machinery)

Fantastic 360 degree vistas over the attractive riverside town of Mora d Ebre and the prominent hill of La Picossa to the west. Views change magnificently with the seasons.

Well located for Mora La Nova Railway Station (with 5 trains per day to⁄from Barcelona to the North East and to Zaragoza and Madrid to the West), local Bus Station, County Hospital, numerous national supermarkets and main roads to the coast and a number of quality golf courses within easy reach. (Costa Dorada, Bonmont, Gaudi Reus Golf Club at Reus & multiple courses at Port Aventura resort in Salou)

House has mains electricity, septic tank sewage system and water supply.

Architect designed & built (all drawings & permissions available to view) in 2006 on the site of a previous "casita", the house offers all modern living comforts, is fully wind & water-proof with wood-burning stove and has TV aerial, air conditioning and Verisure Alarm System installed.

Photos should give you a good "feel" for the property but a visit will certainly impress on it s elevated position on the hillside.

Located 4 km on a tarmac road into the campo from Mora d Ebre, a major town on the River Ebro as it flows south-eastwards via Tortosa to the Ebro Delta on the Mediterranean.

There are many different methods and routes for travelling to this property. Ferry from UK to Bilbao (300 miles drive from Mora) or Santander (350 miles drive from Mora) then drive via Rioja and Aragon. Or ferry to Calais⁄Dunkirk and drive the 750 miles through France over the Millau gorge bridge and a further 200 miles south to Mora on AP7 AutoPista network (now free of Tolls) or by using what are multiple daily flights from many UK airports to (principally) Reus, (in high & shoulder seasons) but also to Barcelona or Girona or Zaragoza (even Valencia & Castellon now, which are a bit further to the south of the Ebro delta area) Flights serving Reus during Summer are Jet2, Ryanair, and Tui. Many Ryanair flights also direct to reus during the summer from Ireland, Holland, Belgium and Germany.

All of these airports have excellent rail services to Mora d Ebre or Car Hire at the airport of arrival. Very cheap car hire in shoulder seasons at bcn & reu.

Using ap.7 Motorway and N.420 allows you travel south from gro in 2.5 hours, bcn in 1.5 hours or reu in 45 minutes. And not a pot-hole along the way ! (well, relatively few compared with the average UK roads at present)

Many other European airlines fly in to Barcelona El Prat (bcn) from where you can take the train or Metro right from Terminal T1⁄T2 to Sants for onward connections on the national rail service () and south-west down to Mora La Nova or Hospitalet de l Enfant.

Catalonia is the perfect location for living a Mediterranean lifestyle, while still giving you the flexibility to use it as a base for touring further south & west into Spain or north into France and into the Alpine area and further towards Italy. Use and even and especially or , to find your overnight accommodation of choice when touring and it really couldn t be simpler. Rail Service to Barcelona Sants takes around 2 hours. Connect at Tarragona for trains south to Valencia. Both cities are well worth regular overnight visits. Leave the car, take the train, y disfrute "una dulce vida".

There is a small storage casita (ie. Shed!) at the rear of property for garden tools etc. And a second building is on the lower section of the property (see location map) which could be redeveloped for use on the land or for sale as a house (55 sq. Metre footprint). Many people have done such a redevelopment and then let out their second property during the holiday months.

Enquire any time for a swift response. Gracias para mirar.

Possibility of a "Property Swap" for a UK or alternative Spanish property would be considered for those thinking of moving out full time to retire.

Many British & other European neighbours within a 1 km radius, but there are no "next door" neighbours in the British sense. Plenty of open space.
