The house is a typical fermette that is a small stone farmhouse with two main bedrooms, one en suite the other with a walk in wardrobe, there is a further study/bedroom on the ground floor currently used as an office with gym equipment also in there. There is a bathroom on the ground floor with the upstairs en suite added by ourselves to the guest bedroom so a more modern space, downstairs the cosy cottage living room is open plan with the kitchen which is also something we have re-arranged and added too.
In addition to a log burner, the house has oil fired central heating making the short winters seem even shorter.
Metric room sizes starting with a double glazed porch at the entrance, a very useful addition to the house.
Entrance porch: 4.57 m x 1.48m
The lounge/kitchen: 6.1m x 4.4m
Downstairs bathroom: 2.95m x 2.0m
Study/bedroom: 3.72m x 3.0m
Guest bedrooms: 4.0m x3.4m and ensuite 3.18m x 1.82m
Main bedroom including walk in wardrobe: 6.03m x 3.7m
The property sits on approximately an acre of land and there is also a small plot of woodland ( ideal for the wood burner) on the outskirts of the village. The village is a good mix of French and English some of which are permanent and some are maison secondaire. Our nearest neighbours are all French maison secondaires but two minutes walk sees you out side several English homes. Usually in July there is a day set aside for a village party with a good turnout of both French and English where everybody comes along with food and booze if that is something that appeals to you.
The village is situated under a half hour from Limoges airport with small towns of Oradour-sur-Vayres and Cussac around five minutes away with all the usual facilities, doctors, schools, dentist, pharmacies, shops both big and small and restaurants, plus my favourite, the bakers.
This has been our home for ten years, we have loved it and used it and it has helped us pay our way, it does however have much greater potential if you wish to go down the gite rental and extend into the barns, I have used the barns as a workshop to house tools and making and repairing all sorts of things including scrolling ironwork and welding, making shutters and maintaining and repairing my own ride on mowers of which I have several for looking after a number of holiday homes including the regular mowing and strimming of the grounds. There is quite a large field round the back with potential for a small campsite, with the relevant permit.
We have apple and pear trees and a well established asparagus bed and raspberry canes producing enough fruit to bottle and preserve or put in the freezer. We also keep chicken, rumour has it that we keep them for eggs but I rather think they are pets and everyone a different character, there is a lot more to hens than meets the eye.
In addition, if a price can be agreed we are prepared to sell the tools, too many to list, also we have currently up for sale our 1951 Citroen Traction and trailer we have used as a wedding car for the last six years, we have covered up to six weddings a year which is all we wanted to do but we are sure there is greater potential with proper marketing to increase this number should one wish.
Well that is what we have done with it, what will you do?
