The nearby town (2km; 5’) offers all the necessary services and is reached via a very convenient road. The most notable centers of Piedmont (Strambino, Pavone Canavese, Ivrea, Turin…) can all be reached in less than an hour by car. The famous ski town of Courmayeur, in the Aosta Valley, is just one hour away by car, as well as Milan (125km; 1h 30’).

Description of the buildings, state and finishes
The building (900 sqm – 9,684 sqft) is laid over three floors, with separate accesses from both the ground and first floors.
On the lower level are a cocktail bar, the professional kitchen, a restaurant hall and the bathrooms for the staff. Right next to the kitchen, with independent access from outside, are several storages and depots for the products, including a loading/unloading area for the vehicles.
On the middle floor, accessed from outside, are an entry with welcoming room for the guests, two restaurant halls (105 sqm and 87 sqm) and the bathrooms for the guests.
On the last floor, reached via an internal staircase from the entry, is a huge hall with wooden beams currently used as a storage for equipment and tools, but easily converted into another restaurant hall. A dressing room for the staff is set right at the entrance of the hall. From the landing at the top of the staircase a door opens into a private apartment (60 sqm), made up of a spacious living area with private kitchen, two bedrooms and a bathroom. From the living room and the bedrooms one can exit onto to balconies, overlooking the lake and the hinterland respectively.

The building originally included a boating workshop (a natural origin given the position right on the shores of the lake) that has been converted into a restaurant with an event area: The property is currently working with excellent results (over a hundred events and weddings each year). One could also rework the internal spaces to create further accommodations for the guests and thus expand he business to include guest reception.
In the past, the owners also thought about converting the property into a spa and wellness center but the project was later set aside to focus on events and weddings.
