This resort with wellness center and restaurant is located on the hills of Maremma, at the borders with Val d’Orcia The country house includes 12 guest bedrooms and some beautiful reception halls on the ground floor, while the wellness center offers a sauna, Turkish bath and massage rooms. The garden (5,000 sqm) includes a 14 × 7 m swimming pool and a beautiful relax corner. The property covers a total of 24.4 hectares.
Services are available in the nearby town (2km; 5’) and the most notable cities of Tuscany can all be reached in less than two hours by car (Grosseto, Follonica, Montalcino, Castiglione della Pescaia, Pienza, Firenze…).

Description of the buildings
The country house (472 sqm – 5,079 sqft, 12 bedrooms and 15 bathrooms) is the heart of the accommodation business and is laid over two floors.
On the ground floor are a huge sitting hall with kitchen (doubling as a breakfast room and relax area), an office, a guest bathroom and six double bedrooms with private bathroom. All the bedrooms feature their own private garden. On the side, with independent access, is an ample storage room. On the first floor are six more double bedrooms with private bathroom.
The building lies over the ruins of an old farmhouse: Non-recoverable portions have been totally demolished to make space for the new house, while surviving sections have been restored and blended with the new building. The reconstruction followed typical Tuscan criteria, even though the building sits on reinforced-concrete foundations for increased stability. Internal finishes include handmade terracotta paving, travertine tiles and walls decorated with floral frescoes painted by a notable artist from Arezzo.

The wellness center (105 sqm – 1,130 sqft) is set not far from the country house. The building is made out of stones and bricks, mimicking the original Tuscan buildings. Ceilings feature wooden beams and terracotta tiles, while the floors are made out of skid-proof materials.
The building offers its guests two whirlwind tubs, a sauna, a Turkish bath for four people, two massage cabins, dressing room and wardrobe.

Roughly 50 m from the previous buildings is the restaurant (101 sqm – 1,087 sqft), also built based on Tuscan old country houses. The hall can accommodate up to 24 gusts and is equipped with a stereo system and internet connection. The outdoor veranda, with a telescoping cover, can accommodate 20 more guests and offers a suggestive view over the woodland surrounding the property. A professional kitchen completes the building.

Exteriors
The complex sits at the center of a well-maintained garden (roughly 5,000 sqm) decorated with plants and bushes typical of the area. Between the country house and the wellness center is a 14 × 7 m with terracotta-paved sunbathing area and flowerbeds.
The land surrounding the buildings (23.9 hectares) is covered for the most part in mixed woodland (5.8 ha) crossed by paths and walkways suitable for strolling and/or hiking. The remaining land is registered as arable and grazing land (18.1 ha) and houses the 50-kW photovoltaic system producing energy for the buildings.
The property also features two convenient graveled parking lots, located respectively next to the restaurant and the country house, for a total of approximately 20 cars. There is also a charging station for electric vehicles.
