Property description

On the Sienese hills, in the heart of Chianti Classico, we find this 297-hectare estate with several rural hamlets, 82 ha of vineyards and 50 ha of olive grove The buildings in the estate (over 8,000 sqm) are mostly to be restored and include many farmhouses, a wine cellar and several warehouses. The vineyards are registered as Chianti Classico DOCG (57.4 ha), Chianti DOCG (11.0 ha) and Toscana igt (13.6 ha) and could produce up to 400,000 bottles of wine per year.
The property is located not far from a town providing all the services (6km; 8’) and allows easily moving throughout Tuscany reaching its most notable centers in just over an hour (Siena, Monteriggioni, Montepulciano, Montalcino, Arezzo, Pienza, San Gimignano, Volterra, Florence…).
The closest airports are Perugia and Florence (1h 20’), but the terminals in Pisa, Bologna and Rome are equally convenient.

Description of the buildings
Hamlet N°1 (2,968 sqm – 31,936 sqft) is made up of three buildings. The biggest one is a structure covered in stone housing a wine cellar in the basement with storage rooms, while on the upper floors are located several rooms in builder’s finish which could be converted into a residence and/or store for wine and oil produced in the estate. There are then a ruined barn and a country house to be restored, currently housing two apartments on the upper floors.

Hamlet N°2 (3,032 sqm – 32,624 sqft) is made up of ten buildings, including several farmhouses, rural warehouses and a chapel. While some of the buildings are currently habitable, the hamlet needs a thorough restoration and some of the buildings are totally derelict.

Hamlet N°3 (1,140 sqm – 12,266 sqft) is made up of two farmhouses, the wine cellar (with aging room) and a warehouse for agricultural tools and vehicles built inside an old furnace. The two houses are in good and habitable condition, while the cellar and the warehouse need a thorough restoration and update.

Finally, we find a country house (300 sqm – 3,228 sqft) located along the road, with an annexed storage house (100 sqm – 1,076 sqft), and a ruined farmhouse to be rebuilt (495 sqm – 5,326 sqft).

Exteriors
The imposing estate covers a total surface of approximately 296.6 hectares (732.9 acres).

The most interesting portion is, without a doubt, the vineyard: The estate boasts a total of 82.0 hectares of vineyards, mainly registered as Chianti Classico DOCG (57.4 ha), followed by Toscana igt (13.6 ha) and Chianti DOCG (11.0 ha). The vineyards date back between the 1950s and 2016, and we can consider roughly a third of the vineyard as productive.
The winery could at the moment produce up to 400,000 bottles of wine, considering an average yield of 4,000 bottles per hectare, thus granting a high-quality wine. Production could increase up to 650,000 bottles by improving the average yield of the vineyards.
The ample portions of arable land in the estate (63.0 ha) could be exploited to plant further vines to increase the productive potential of the property.

Following up we have an ample olive grove (roughly 50.0 ha) and huge sections of coppice woodland (101.6 ha), which hasn’t however been cut in many years and could be immediately harvested to recover a small portion of the costs (roughly 3,000 € / ha). Cut is then allowed every twenty years.

Use and potential uses
The estate is an excellent investment opportunity: The ample vineyard can be exploited after restoring the wine cellar. Part of the vineyard needs to be replanted since it can date back to the 1950s in a few spots.
A great bonus for the estate is the position in the renowned Chianti area, just 20 km from Siena, a much-appreciated area by tourists thanks to the beautiful landscape and the excellent cuisine. The ample internal surfaces would be very well suited for a restaurant that could serve typical dishes coupled with excellent Tuscan wines.
