A short distance from a town with all the services (7km; 15’), the cellar is located not far from many of the most known cities of central Italy: In Umbria we have Città della Pieve (23km; 30’), Orvieto (41km; 50’) and Perugia (53km; 1h 10’); in Tuscany the wine cities of Montepulciano (49km; 1h) and Montalcino (76km; 1h 20’) and finally, in Lazio, the unrivaled Rome (148km; 1h 50’).
Airports of central Italy are all equally useful to reach the property: Perugia Sant’Egidio (62km; 1h 10’), Roma Ciampino (162km; 1h 45’), Firenze Peretola (163km; 1h 45’), Ancona Falconara (166km; 2h 20’), Roma Fiumicino (177km; 1h 50’) and Pisa Galilei (224km; 2h 25’).

Description of the building
The cantina (360 sqm – 3,874 sqft) is located at the center of the property and is made of a two-story building with insulated masonry and colored plastered walls. The building is realized in reinforced concrete with pitched (30°) roof. The building complies with all the criteria imposed for the construction of a cellar, and is thus free on three of its sides while being partially underground on the fourth so to have a sufficient thermal insulation for the ageing process.
The ground floor (176 sqm – 1,894 sqft) is split into two areas: The bigger one is the one where grapes are unloaded, processed and the wine aged and bottled; the smaller one instead includes the office for the business. The first floor, only partially refined with water and electric system connected, hosts a temporary storage room capable of hosting up to 20,000 bottles (150 hl).

State and finishes
The building was recently built and complies with all the security standards imposed by current laws. The first floor of the building is currently in partial builder’s finish (restored in 2013), partially without tiling and fitted with water and electrical system, and is currently used as a storage room for wine bottles. It is worth noting that the floor is already predisposed for other systems.

Exteriors
The property is surrounded by 15.6 hectares (38.5 acres) of land, split among coppice wood (5.3 ha), unused arable land (5.7 ha) and vineyards (4.5 ha). The latter are divided between two areas spanning 2.25 ha each: The first one near the cellar, the second one 15 minutes of car away. The wood is mainly made up of coppice Turkey oaks, and its value derives from the fact that it is included in the regional truffle map which means that it can partially fenced (up to 3 ha) to be used as truffle harvesting ground.

Use and potential uses
The property is in excellent shape, even though multiple vines need replanting mainly because of their old age (up to 45 years). The first floor of the building is currently being used as a storage room but thanks to its ample surface (184 sqm – 1,980 sqft) and the possibility of connecting other systems it is possible to convert it into an apartment with a small wine-tasting room.

The following data are based on the production of the business when still active a while ago. The cellar is, in fact, not working at the moment. Vineyards, in particular, are pretty old (some of them dating back to the 1970s) and need replanting to bring the production back to regime.
