Description of the property


The villa is located 2 Km away from Pampaneira, a village in La Alpujarra, among the Natural Park of Sierra Nevada, Granada - Andalusia.

The property has 3 different buildings which for the purpose of this description we will call A, B and C.
The building A is the main one on the property, it used to be a single house with 3 bedrooms but 2 years ago we divided it in two different houses (Casa 1 and Casa 2). It would be very easy to merge them back together without any construction work involved.

The building B also has two houses, one on each level (Casa 3 and Casa 4) and they could easily be merge together with some minor construction work.

Both buildings are separated from each other about 75 meters and there are trees in between.
There is a fifth house (building C - Casa 5) apart from the before mentioned, it is a small and very cozy home.

This villa was built from scratch by the owners about 30 years ago, it´s a property with character and full of beautiful details. During these 30 years the houses have been renovated and expanded. After raising two beautiful children in the property for 14 years, buildings A and B have been destined for Rural Tourism and short time rentals. The business has been registered in “Turismo”and working well since 2003.

All the houses have been built with passion and following the traditional local architecture, so characteristic of this area, with stoned external walls, reclaimed wood and they all feature beautiful artistic details, including Nazarí style tiles made by the owner.

The 6.900 m2 property is located at an altitude of 800 meters on the side of the mountain, situated on a terraced mountainside, among fruit trees like cherry, apple, figs, kiwis, plum, walnut, olive trees, lemon, orange, mandarin tree, and lush chestnut trees as the main type. It also has two natural mountain springs with constant water all year around and the property has irrigation water rights from the main irrigation ditch .

All the houses are furnished and perfectly equipped with power (220 v.), washing machine, gas water heaters, all kitchen supplies, etc. They all have chimney or wooden stove that heats the houses very well in winter. Each house has its own entrance and terrace which are very quiet and peaceful.

Each building has its own septic tank approved and permitted by the Natural Park of Sierra Nevada.
There is Satellite TV (building B) and internet connection (Wi-Fi) in every house.

Although the place is very cool in summer, there is a swimming pool of 7.5 m x 4.5 m common to all houses and separated from each other about 150 m. There is a water treatment system to keep clean the water.

The property is (by car):
• 5 minutes from the nearest village, Pampaneira
• 15 minutes from Orgiva (5,000 people), where there is a local market on Thursdays
• 1 hour from Granada
• 1.5 hours from the ski station of Sierra Nevada.
• 45 minutes to the coast
• 1,30 hours from Malaga


Description of the houses


Building A: (210 m2)

Storage


Under Casa 1, with independent access, there is a porch where you will be able to find the washing
machine for both houses and an access to the storage area where we keep all kind of tools. There is direct
access to Casa 1 from inside the storage area through a staircase.

Casa 1 (First Floor)
Accommodates from 2 up to 6 people, for holidays rental.
There is a big living room with a fireplace that has a hot air system connected to the main bedroom, a
sofabed
for two and a TV. A wooden archway leads into the fully equipped kitchen that has and old
wooden stove used to cook and bake bread, it still works perfectly and it can heat the house pretty quick.
Connected to the kitchen there is a breakfast area that also leads to a room that has huge windows so it
can be used as an office space or another bedroom. Close to the living room there is a bathroom with a
round ceramic tub and a big closet.
On a higher floor through a rock carved staircase is the main bedroom with a double size bed (150 cm).
The entrance of the house is through a terrace under a huge old chestnut tree, there is a stone table to sit
down and enjoy a good fresh lunch. There is another additional space, called “Era”, with a barbeque a few
meters away from the house that can be used to have bigger gatherings.

Casa 2 (Second floor)
It´s a fantastic house for a single person or a couple, it has an independent entrance from the first floor, in
the entrance there is a perfect place to keep the fire wood and a big closet for things like linens. Through a
staircase we arrive at an anteroom, the fully equipped kitchen with a dining table on one side and the
livingbedroom
on the other. There is a double size bed, 2 armchairs and a chimney with a glass door, a TV
and a WiFi
router. There is a bathroom with a shower and from the anteroom you can exit the house into
a sunny terrace with beautiful views (no kids allow), a barbeque and some outdoor furniture.

Building B: (130 m2)
casa 3 (First Floor)
Accommodates from 2 up to 6 people, for holidays rental.
The main door takes you to a hall where you can access directly into a very private room that can be used
as an office space or a bedroom, this room is heated by the main chimney. The hall takes you to a very cozy
living room that has a chimney, a TV, a WiFi router and a dining space as well as some furniture to rest. The
main bedroom is a spacious space full of windows with a round shape which makes it very cozy. There is a
wooden stove and a large closet.
Directly from the living room you can access a nice terrace to enjoy the time, under the terrace in a lower
level there is a large space to store wood for the winter.
The kitchen is fully equipped. The bathroom has a tub.

Casa 4 (Second Floor)
Accommodates from 2 up to 4 people, for holidays rental.
Casa 4 is a beautiful apartment of about 45 square meters, with a lot of light and very fresh in the
summer. In front of the entrance there is a very large terrace with a barbeque and outdoor furniture.
The fully equipped kitchen has a full window so the light and views throughout the day are guaranteed. In
the living room there is a sofabed, a wooden stove with a glass door which heats the house pretty well in
no time at all. There is also a TV and a WiFi
Router.
The bedroom is connected to the living room by a wooden archway and a curtain.
The bathroom has a little tub.

Building C : (38 m2)

This is a small house, the first one to ever be built in the property, it has and incredible amount of charm
and even though it might not be the biggest is sure to make you fell like at home. It is ideal for the person
that takes care of the property. It has a loft arrangement since is all one space, there is a dining table, a
small couch, a double size bed and a big chimney as well as internet connection. The bathroom has a
shower and the kitchen is fully equipped.
By the entrance there is a little terrace to sit down with some outdoor furniture to sit outside and enjoy
the sun.
