what is shared ownership?
Shared Ownership is a government-backed scheme designed to help you buy a home that may otherwise be unaffordable. You purchase a share of the property (typically between 25% and 75%) and pay rent on the remaining share, as well as a service charge to cover maintenance and management of communal areas. Over time, you can increase your share (known as staircasing) up to 100%, or sell your home on the open market. As your deposit is based on the value of the share you are buying rather than the full market price, this can make stepping onto the property ladder more achievable.
Eligibility
Shared Ownership gives first time buyers and those that do not currently own a home the opportunity to purchase a share in a new build or resales leasehold property. The purchaser pays a mortgage on the share they own and pays rent to a housing association on the remaining share. The combined mortgage and rent is usually less than you’d expect to pay if you bought a similar property outright although this is not a guarantee. At this development you can buy a minimum 25% share of your home (the maximum you can buy initially is 75%). When you’re ready, you can buy more shares until you staircase to owning 100% of your home.
To be eligible for shared ownership you would need to meet the following criteria:
• Your annual household income does not exceed £90,000.
