Residential park homes are neither leasehold nor freehold properties. Under the Mobile Homes Act 1983, as amended in 2013, the plot of land on which the park home is situated remains the sole property of the park owner.
The park home itself will belong to you outright; however, the land on which it is situated is not included in the purchase price and is not leased to you under a traditional leasehold agreement.
Instead, you will enter into a Written Statement with the park owner under the Mobile Homes Act 2013. This gives you the right to occupy the specified pitch and site your home there, subject to the terms of the agreement. A monthly pitch fee (also commonly referred to as a ground rent) of £295.00 is payable to the park owner for the use of the plot.
Stamp Duty
You do not have to pay stamp duty or employ the use of a solicitor to purchase a park home, although, you may choose to do so.
Site Fees
£300 per month
