Property description

A superb four-bedroom family home with spacious accommodation and a good-sized garden, situated just 1-mile from Ludlow town centre.

Description

This wonderful property has been built to the highest possible standards of design and construction, with a large living room, an excellent kitchen dining room, a study, a cloakroom, a family bathroom and four double bedrooms, one of which has an ensuite.

Outside, there is a lawned fore garden with a pathway leading to the front door, plentiful driveway parking and a landscaped rear garden.

Entrance
Upon entering the property, you are welcomed into the generously sized entrance hallway, with doors radiating off to the cloakroom, living room, study and kitchen dining room.

The downstairs cloakroom includes a washbasin and a WC.

There is also an under-stairs cupboard accessed from the hallway, which is an ideal storage space.

Centrally located off the hallway, there is a fantastic study providing a versatile room, which could easily be adapted into a snug or a games room.

Living room
Situated to the left is the living room, which has French doors flowing onto the secluded rear garden.

Kitchen
The largest room of the property and truly the heart of this home is the open plan kitchen diner. The spacious accommodation includes a full range of wall and base units complete with solid wooden worktops and quality fittings comprising a ceramic sink with drainer and mixer tap, an integrated fridge freezer, a dishwasher, an electric cooker and an electric hob.

First floor
Moving upstairs via the staircase from the entrance hall, the first-floor accommodation includes four double bedrooms and a family bathroom. There is a large window above the staircase, which floods the landing with natural light. There is also a useful airing cupboard accessed from the landing.

The master bedroom is situated towards the front of the property and benefits from an ensuite shower room.

The remaining bedrooms are all doubles in size and are serviced by the family bathroom, which comprises a bath with shower over, a WC and a washbasin.

Garden
There is a private low-maintenance garden to the rear with block-paving, a lawn and fencing to the borders.

Agents note
The roadway has been approved by the highways authority during planning and construction and has been confirmed as being of adoptable standard. However, because part of the constructed roadway crosses an unregistered strip of land comprising a bridleway, the road adoption process with the council is not yet complete and this matter remains ongoing. Interested parties are urged to make their own enquiries prior to viewing about their ability to get a mortgage due to the lack of adoption.

Reservation Fee - refundable on exchange

The fee will be retained by Andrew Grant in the event that you the buyer withdraws from the purchase or does not Exchange within 6 months of the fee being received other than for one or more of the following reasons:

1. Any significant material issues highlighted in a survey that were not evident or drawn to the attention of you the buyer prior to the Memorandum of Sale being issued.
2. Serious and material defect in the seller’s legal title.
3. Local search revealing a matter that has a material adverse effect on the market value of the property that was previously undeclared and not in the public domain.
4. The vendor withdrawing the property from sale.

The reservation fee levels are as follows:

For example, where the buyer declares themselves as a cash buyer but are in fact relying on an unsecured sale of their property.

Once the reservation fee has been paid, any renegotiation of the price stated in the memorandum of sale for any reason other than those covered in points 1 to 3 above will lead to the reservation fee being retained.
