Walk to two Ofsted Outstanding schools (2024): The junior school next door and the County High
In the town The Sunday Times named the best place to live in the UK (2025): An immaculate Victorian town house, built in 1892, on South Road, one of Saffron Walden's most sought-after streets, where homes rarely come up for sale, less than five minutes' walk from the town centre. Around a light-filled, vaulted family kitchen, it offers a main family home, a top-floor annexe and a separate lower-ground guest suite. It also has an indoor Hydropool, a heated workshop and parking for three cars with EV charging. With a new roof, new boiler and full redecoration completed in 2024–25, there is nothing to do but move in. The junior school is next door and the County High is a short walk away, while Cambridge's leading independent schools, including The Perse, St Mary's and The Leys, are around half an hour's drive.
A home that grows with your family
There aren't many town houses in Saffron Walden that give you this much space, kept in such immaculate condition. Even fewer are on South Road, where families tend to stay for decades and from where you can stroll into town in under five minutes.
Built in 1892, the house has been our family home for over fifty years, and it has worked at every stage of life: Young children, teenagers, grown-up children coming home, and a mother who lived happily and independently on the top floor for 37 years. It has been set up so that everyone can be together without being on top of one another. There is storage everywhere, with built-in cupboards throughout the house – there is a place for everything and the house never feels cluttered.
Ground floor – the heart of the home
A welcoming entrance hall with high ceilings leads along a long hallway, past the stairs to the upper floors and the lower-ground guest suite, the utility room and the cloakroom WC, and into a striking open-plan kitchen, dining and family room. A vaulted ceiling, electric rooflights and full-width glazing fill it with light, and doors open straight onto the garden terrace, so summer meals move outdoors without a second thought. Real wood flooring runs all the way from the hallway through the kitchen, dining room and sitting/family room.
The Pronorm kitchen has a central island and high-specification integrated appliances – twin ovens, twin warming drawers, a microwave, a steamer, a tall fridge, a separate tall freezer and a dishwasher. There is room for a long dining table (frequently seating 12) and a spacious sitting/family room with a lovely square bay window, suitable for all manner of games or entertaining.
A separate lounge with a large bay window, overlooking the front garden, provides somewhere peaceful to retreat for film nights, a quiet read or just some grown-up conversation.
Double doors lead straight from the kitchen to the indoor Hydropool, so a swim is part of everyday life rather than a trip out. Both of our grandchildren learned to swim here before they were three. The doors lock with a removable key, so the pool can be kept safely closed off when little ones are about. The Hydropool works as both an exercise pool and a jacuzzi. Three windows in the pool room have sensors and close automatically when it rains, so the room can be left open to air without any worry. It is kept at a warm 34°C all year round and is surprisingly cheap to run, because it heats overnight on a low-cost electricity tariff (currently 3.08p per kWh, rising to 8.03p in December 2026). The same overnight rate charges the car on the Pod Point EV charger.
Lower ground floor – guest suite
This fully converted level has its own en-suite shower room, exposed brickwork and a bay window that brings in natural light. This level also houses the new boiler (December 2024) and the water softener, along with a huge storage cupboard. Today it is a guest or nanny suite. It would work just as well as a home office, studio, media room or teenagers' den.
First floor – the family floor
Three generous double bedrooms, all with built-in wardrobes and storage. Two have en-suite bathrooms. There is also a large family bathroom with a shower and bath, a full-size window with privacy glass, a wooden floor and a wooden vanity unit.
Top floor – annexe
This floor makes the house unusual. It has a sitting room (or bedroom), a second room suitable as a bedroom or nursery, and its own shower room with WC. A door from the sitting room leads into a large eaves room, over 23 feet long, now used for storage. For many years part of it was my mother's own little kitchen, and it could easily be fitted out as a kitchenette again.
My mother lived here happily and independently for 37 years, close to the family but with her own space. It is ideal for grandparents, adult children, an au pair or long-staying guests. Alternatively, this lovely space could easily convert to a master suite.
Outside
Behind the house is a private, secluded garden, which is rare this close to the town centre. A large paved terrace runs along the side of the house, where the dining room doors open onto it and the square bay window looks out over it. It is perfect for dining and entertaining. Beyond it, a stepping-stone path crosses a generous lawn bordered by established planting. Facing south and east, the garden catches the morning sun and stays bright through the day. It is easy to look after and big enough to enjoy.
An insulated, heated workshop of over 21 feet (6.48m x 3.16m) makes a ready-made home gym, studio, workshop or garden office. There is also a separate garden shed.
At the front, a driveway provides off-road parking for three cars, with a Pod Point EV charger. The small front garden, planted with mature trees, provides privacy throughout the year.
Location
South Road is one of Saffron Walden's most prestigious addresses, in the town named the best place to live in the UK by The Sunday Times in 2025. The judges praised its medieval streets, its market (held since 1141), its strong community, its independent shops, its excellent state schools and its easy commute to London and Cambridge. From this house, all of that is less than five minutes' walk away.
For families, it's hard to beat:
• R A Butler Junior School (ages 7–11) is right next door. Ofsted rated it Outstanding in every category at its most recent inspection (May 2024). R A Butler Infant School (ages 5–7) shares the same site.
• Saffron Walden County High School (ages 11–18, including sixth form) is about a five-minute walk away. Ofsted rated it Outstanding in every category, including its sixth form, at its most recent inspection (March 2024).
This means that a child could go from age 7 to 18 at Outstanding-rated state schools, all within walking distance of home.
For families considering independent education, Stephen Perse Junior School, Dame Bradbury's, is here in Saffron Walden. Cambridge's leading independent schools on the south side of the city, including The Perse, St Mary's, The Leys and the Stephen Perse Foundation, are around half an hour's drive (or independent morning coach facilities arranged by parents).
Audley End station, where there is ample commuter parking, is about 5 minutes' drive away. From there:
• London Liverpool Street: Direct trains, fastest about 55 minutes
• Cambridge: About 20 minutes direct
• Stansted Airport: About 15 minutes by direct train, or about 25 minutes' drive from the house
• Birmingham: About 3 hours, with one change
By road, the M11 (Junction 9) is about 10 minutes' drive, giving easy access to London, Cambridge and the M25.
