If you lived here...
The ground floor begins with a front reception, where the bay window brings in plenty of natural light and deep blue walls give the room a rich feel. A fireplace creates a natural focal point, while wooden flooring continues through to the second reception behind. With a wide opening between the two spaces, there’s an easy flow from one room to the next. A WC is tucked off the hallway.
At the rear, the newly renovated kitchen feels clean and contemporary, with dark cabinetry, warm-toned flooring and plenty of worktop space. From here, a lean-to leads to the garden, which combines paving and artificial grass with established planting. It’s a manageable outdoor space with room to sit out in warmer weather.
Upstairs, there are two bedrooms, with the larger positioned at the front behind the bay window. The second sits to the rear, while the family bathroom is separate and includes a bath with shower above. The interiors are bright and straightforward, with scope to make the quieter rooms your own.

Word from the owner...
"One of the key benefits is how close this property is to Lloyds park ( walk). With a new baby this has been amazing for walks and the playground, we now often have to go more than once a day. There's also a lovely food market there on Saturday's with a good vibe and good coffee. The property is also equally close to better gym, which means less excuses not to go to the gym! It also has a swimming pool there too which is very convenient, especially in the summer. Transport is great with a bus stop 2min away and its about 15min walk to the victoria line, overground and the amenities of central walthamstow. All in all a super convenient location and great neighbourhood"
