Description
Occupying part of the principal house at Sheffield Park, Flat 9 forms an exceptional apartment within one of Sussex's most important country houses. Beautifully presented throughout, the apartment has been thoughtfully decorated in a style entirely sympathetic to the building's historic character, combining elegant proportions and classical detailing with the comforts of modern living.
The accommodation is arranged over a split-level ground floor layout, creating a wonderful sense of space and flow. A welcoming reception hall displays many of the apartment's period features, including intricate cornicing, dado rails and elegant arches, setting the tone for the refined interiors beyond. A particularly useful ancillary space is accessed from the hall, providing extensive storage beneath the upper section of the split-level accommodation.
The principal reception room is a beautifully proportioned space centred around an open fireplace and enjoying direct access to a private south-facing stone terrace. Tall sash windows fitted with shutters allow excellent natural light while framing attractive views across the surrounding grounds with glimpses of the lakes beyond. Bespoke bookshelving, decorative mouldings and carefully considered colour palettes enhance the room's timeless appeal.
The kitchen is fitted with an attractive range of classically inspired cabinetry beneath granite worktops and matching upstands. Integrated Neff appliances include twin ovens, an induction hob with extractor over, dishwasher and full-height fridge and freezers, while display cupboards and traditional detailing complement the heritage of the building.
The bedroom accommodation is arranged with considerable flexibility and is accessed from an impressive central hall. The principal bedroom enjoys a delightful southerly aspect overlooking the grounds. Elegant in both scale and presentation, it has a feature fireplace with Listed carved marble surround and benefits from an adjoining dressing area. The room was used as a dining room when the house was first converted into apartments and, given its proportions and position within the layout, could readily be reinstated as an additional reception room if desired. An adjacent shower room serves the principal bedroom and this part of the apartment.
The guest bedroom is a particularly comfortable room with fitted wardrobes, views towards the front of the house and the benefit of an en suite bathroom. At the western end of the hall are two further bedrooms. Bedroom four is currently arranged in part as a study, while both rooms are served by a well-appointed bathroom featuring a freestanding roll-top bath.
Outside
A particular feature of the apartment is its private south-facing stone terrace, which provides a delightful setting for outdoor dining and entertaining whilst enjoying views across the surrounding parkland landscape towards the lakes beyond.
Sheffield Park House forms part of an exclusive gated community set within magnificent communal grounds extending to about 39 acres. The grounds are a remarkable asset, comprising areas of formal garden, sweeping lawns, mature trees and open parkland, creating an exceptional setting for the house. Residents enjoy use of tennis courts and extensive shared gardens, with the parkland often frequented by deer and a variety of wildlife.
Adjoining the estate is the celebrated Sheffield Park and Garden, the renowned landscaped garden attributed to Capability Brown and now in the care of the National Trust. Residents of Sheffield Park House benefit from a private gate providing direct access to the gardens, a privilege rarely found and one that allows immediate enjoyment of this internationally recognised landscape. The apartment itself enjoys attractive views towards the lakes and surrounding grounds.
The property further benefits from a single garage (en bloc) and an allocated parking space.

Additional Info
Historical Note: Sheffield Park House occupies a prominent position within the historic Sheffield Park Estate, the origins of which can be traced to before 1066, when the land was owned by Edwin of Wessex, father of King Harold. Following the Norman Conquest, the estate passed to Robert, Count of Mortain, and was recorded in the Domesday Book as "Sifelle".
In the late eighteenth century, after acquisition by the 1st Earl of Sheffield, the house was remodelled in the fashionable Gothic style by the renowned architect James Wyatt. During the same period, Capability Brown was commissioned to transform the surrounding landscape, creating the framework for the celebrated parkland enjoyed today.
The estate was divided in 1953 and Sheffield Park House was subsequently converted into apartments during the 1980s. Today, this Grade I listed country house remains in private ownership, with just twelve apartments occupying the principal house, offering a rare opportunity to acquire a distinguished home within one of Sussex's most significant historic estates.
Tenure - Share of Freehold The twelve properties in the House are held on 999 year leases from 1 January 1989. To facilitate the upkeep and management of the buildings and communal areas, the Freehold interest is vested in a holding company ('Sheffield Park Management Limited') of which the apartment owners are shareholders.
