Sellers Comments-
This house is a unique, quiet haven with lots of history and close to Reading town centre. We loved the high ceilings and light rooms, character features and ample outside space. In our time there, we've invested in bringing the property up to a high standard and make it a beautiful home, perfect for a family or couple who want to enjoy everything that Reading has to offer.

We replaced the roof, extended the driveway and remodelled the downstairs living space. We started our family here and loved walking Courage Park, Prospect Park, town and using the amazing bus services from the top of Berkeley Avenue. We both commuted to London and loved escaping the city to return to our sanctuary. We know the neighbours well and there's a good community in the area.

We loved the proximity to town and being able to go to dinner, a show or film. We loved the history of the house (it was knocked through and used as a base for a military unit in WW2) and the unique character it boasts. The garden has some mature trees and includes lots of birds and squirrels. Nearby, Prospect Park is a beautiful spot and the Castle Tap and Nag's Head pubs are fantastic.

Kiel's View-
A home with character, space and plenty of potential..

There are some homes that immediately feel like somewhere you could put down roots, and I think this is one of them.

Tucked away just off the sought-after Berkeley Avenue, this charming Edwardian semi-detached home combines the character and proportions you would expect from the period with some significant improvements already taken care of. With three double bedrooms, generous gardens, driveway parking for two cars and a garage with external EV charge point, there is plenty here for a growing family to enjoy from day one.

The ground floor has a lovely sense of space, centred around a substantial open-plan living and dining room. Large windows bring plenty of natural light into the principal living areas, while the kitchen and additional dining space provide the practical accommodation a family needs. From here, doors lead out to the private rear garden, which feels wonderfully secluded thanks to its mature planting and established trees.

Upstairs, there are three well-proportioned bedrooms, alongside the family bathroom. The accommodation offers the flexibility for family life now, while also giving you plenty to think about for the future.

And that future potential is one of the things I particularly like about this property. Homes in this location have been extended by neighbouring properties, so there is scope to explore how you might add further space and value here, subject of course to the necessary planning permissions and consents.

Importantly, some of the less glamorous but more significant work has already been addressed, including a new roof, rewiring and insulation.

Outside, the property has generous gardens to both the front and rear, with mature trees creating a peaceful, established feel that is increasingly difficult to find so close to central Reading. There is also driveway parking for two cars and a garage - a particularly useful combination for a family home in this location.

The property is offered for sale with no onward chain, making the prospect of moving that little bit simpler.

For me, this is a home that offers an appealing combination: Peaceful family living, period character, excellent access into Reading and the potential to create something even bigger in the future.

If you're looking for a character home where you can settle in, enjoy the location and potentially add value over time, i'd definitely recommend taking a look.

Area view-
Berkeley Avenue is one of those Reading locations that gives you a real sense of being away from the hustle and bustle while remaining remarkably well connected.

The surrounding streets are predominantly established residential roads, with mature trees, character homes and a strong family feel. Yet from here, central Reading is close enough to make the town centre part of everyday life rather than somewhere you need to drive to.

Reading Station is approximately 1.4 miles on foot, 2.1 miles away by car, putting the property within easy reach of one of the Thames Valley's major transport hubs. From the station, commuters benefit from direct services towards London Paddington, alongside the Elizabeth line, which provides connections through central London and onwards towards East London and Essex.

For those who work locally, the property's position also puts Reading's extensive employment, retail, leisure and restaurant offering within easy reach. The town centre, Oracle shopping centre and the wider amenities of central Reading are all accessible, while the surrounding residential streets provide a welcome contrast when you return home.

The location is particularly well suited to families looking for that balance between a quieter residential environment and the convenience of town and transport links.

It's also a location with long-term appeal. Character properties with gardens, parking and the potential to create additional accommodation are increasingly sought after, particularly when combined with easy access to Reading Station and the town centre.

In short, this home offers the best of both worlds: A peaceful place to call home, without giving up the convenience of being close to everything Reading has to offer.
