Description
A beautiful home in an idyllic riverside setting: Amnis House offers character, charm and elegance in one of the area’s loveliest villages. Coln St Dennis is a true Cotswolds gem, well situated for amenities and road links yet off the main tourist trail. It offers an unhurried pace of life, bisected by the river Coln which provides a natural boundary to the cottage’s dreamy gardens, offering a delightful backdrop and agrarian fishing rights. The house has origins as a former School house but has the benefit of being unlisted and has been previously extended to create more living space. Internally there are a wealth of original features, including exposed beams and original fireplaces, and the light, neutral décor is elegant, complementing the age and setting of the house.
Downstairs, the entrance hall is at the heart of the house, with the living spaces leading off. The sitting room is intimate yet spacious, with views and access onto the garden, built-in cabinetry and a vast stone fireplace. The study is relaxing and cosy, accessed via double doors. The kitchen is light-filled and airy, with a dining area, hand-built bespoke cabinetry, and integrated appliances. There is also a walk-in pantry and, situated separately, a utility room, cloakroom, photography dark room and a boot room. Upstairs the five bedrooms are accessed via two different staircases. The principal bedroom has lovely views overlooking the garden and the countryside, as well as built-in wardrobes and an en suite bath/shower room. Three of the bedrooms are situated in the same area of the house, sharing a family bathroom, while one bedroom is accessed separately and is ideally suited to guests or older children.
Outside; Amnis House is tucked away on a quiet country lane, approximately half a mile south of Coln St Dennis in an idyllic rural position. The driveway sweeps off the lane onto an enclosed brick-paved driveway, providing ample parking as well as access to an attached double garage and a separate timber garage construction. The gardens are situated behind a high stone wall, inset with wooden gates, feeling exceptionally private and with a ‘Secret Garden’ feel, with rolling lawns bordered by established planting including sculpted trees, lavender borders and alliums. A choice of seating areas offer a variety of spaces for outdoor dining: A covered pergola adjoining the house, a walled space against the courtyard, and a paved area at the water’s edge, with stunning views over the gently meandering river Coln and the bucolic countryside beyond.
In addition, the house benefits from its own paddock and orchard amounting to approximately an acre and a stable block of three loose boxes, making the home well suited to keeping horses or livestock.
Location
Situation; the village of Coln St Dennis is tucked away within the Cotswolds, the true definition of a ‘hidden gem’ amongst the more popular, tourism-led villages. Honey-coloured stone houses, most of them older, are nestled around a Grade i-listed village church. Nearby Northleach has a good range of everyday amenities and is strategically located just off the north/south Fosse Way and near to the A40/M40 to London and the A44 Oxford to Worcester, east/west main trunk road, making road communications fast and easy. The village is surrounded by charming pubs and eateries, most notably The Stump on the Stow Road and The New Inn in Coln St Aldwyns.
The larger centres of Cheltenham and Cirencester provide extensive cultural, shopping and leisure facilities, as well as renowned educational establishments which include Cheltenham Ladies’ College, Cheltenham College, Dean Close and a good selection of preparatory schools. The nearby village of Hatherop provides a primary school and private education at Hatherop Castle School, whilst the nearest state secondary schools are in Fairford, Burford and Cirencester.
Communications in the area are first class with easy access to London, Swindon, Bath and Bristol. Junction 15 of the M4 is within easy reach and close to Cheltenham is Junction 11a of the M5 which links to Birmingham and the north. Kemble station (13 mile driving route) provides a regular service to London Paddington taking approximately 70 minutes.
