You are really close to Peckham Rye Park and Common’s 113 acres, the beautiful green space of Nunhead cemetery, and also to volunteer-run Aquarius Golf Club. Your local stations are Nunhead, Peckham Rye, Crofton Park and Brockley; all are circa a mile from the house.

This is also a popular neighbourhood for cyclists as you have a fairly flat route into the City. Being in Zone 2, you can be in town very quickly.

Green space? Peckham Rye Park & Common is your most local green space (walk five minutes). It comprises a Victorian Park and historic common; a pleasant refuge for both the local community and wildlife. It is home to ornamental gardens, streams, woodland and a lake, playgrounds and a cafe, plus outdoor gym. The park has been awarded Green Flag status and has a long, rich and engaging history - it was recorded as being cultivated before the Norman Conquest in the 11th Century! Nunhead Cemetery is also close - one of ‘The Magnificent Seven’ Victorian cemeteries in London - enjoy long walks here, whatever the season. For the green-fingered, the vast and popular Stuart Road allotments are behind you.

At the tip of the common you have a host of cool eateries like Mr Bao and Banh Banh, a trendy hairdressing salon and amazing coffee shops: Nola & Old Spike. Other strong local cafes include Cafe on the Rye and Cafe G.

Bellenden Road, Blenheim Grove and Rye Lane are also close for yummy restaurants (we love Levan, Hausu, Ganapati, The Begging Bowl and Artusi), cool bars and pubs, Peckham Levels, Peckham Plex Cinema and The Bussey Building.

You are a short stroll from Nunhead and East Dulwich’s town centres, too. In Nunhead we like BARD4100, El Vermut, Goodcup/Goodnights, Ayres bakery and fc Soper wet fish shop. Brockley is also close for more options, and for pubs: The Ivy House (the first cooperatively owned pub in London with lots going on including a beer festival and numerous local activities), The Waverley, The Herne, The Angel Oak and The Hollydale are all strong locals.

Local schools are all really good - lucky you! Your closest is Ivydale (3-11). For secondary phase, the Harris schools are a short walk away, and local kids also go to Hatcham College (SE14) and Kingsdale (SE21).

Brockley's getting all gentrified and the cafes by the station (we are counting six around there now?) have a lovely European vibe. We also like neighbourhood eateries Ellary’s, Mauby, Tai and Break The Fast.

East Dulwich’s Lordship Lane, and Peckham’s Bellenden Road and Rye Lane are also close (20-25 mins walk) for more options, including Peckham Levels, The Bussey Building & Copeland Park complex, East Dulwich Picturehouse, and restaurants, bars, banks, independent shopping and cafes galore. On Bellenden Road, we love Review bookstore, Artusi, Flock and Herd, and Ganapati (for the finest and most authentic Keralan cuisine).
