Description

The property has a gross area of approximately 23.6 acres (9.6 ha). The north western half of the area sits elevated above the southern and eastern parts of the site which include a resevoir, stream, and ‘ancient woodland’. The entire area is enclosed by hedging and trees with the north western area sitting up against Kidderminster’s urban fringe.

The land is currently used for residential, ancillary residential, caravan storage and open space. Part of the site is included on the Wyre Forest brownfield land register ref wfr/st/1.

A public right of way runs along the northern and western boundaries, providing direct access to the local residential neighbourhood.

The entire site is designated as greenbelt. The 2018 Green Belt Review Part II by Wyre Forest concluded that “the site makes only a limited contribution to Green Belt purposes, being well bounded with limited visual connection” and identified that “development would extend the current built edge of Kidderminster along the A448 but this would not be substantial and would be visually contained by substantial boundary vegetation”.

Due to the physical nature of the property, its existing and historic uses and its proximity to Kidderminster train station and transport links, there are potential grounds for the land to be developed, subject to planning.

Note: There is a third party owned detached residential property in the central northern part of the site, which benefits from a right of access over the property from Comberton Rd.

Location

Kidderminster is a historic market town with a range of amenities and leisure activities which can be found close to the property, including shops, cafes and parks.

There are a variety of educational establishments located in Kidderminster ranging from primary schools through to secondary school and sixth form college. A comprehensive offering of College and University offerings can be found in Birmingham and Worcester.

The property is well positioned for nearby commuter links including around 70 trains per day travelling from Kidderminster (1.7km from the property) to Birmingham with a journey time of circa 45 minutes. Worcester can also be accessed by train with journey times of around 26 minutes.

By road the M5 can be accessed at J4 (Bromsgrove) in around 20 minutes, with Birmingham and Worcester also accessible in less than 30 minutes.
