Spacious Four Bedroom House For Sale, Chain Free, In Leytonstone
A spacious four-bedroom house for sale in popular Leytonstone, offered chain-free and combining generous proportions with a thoughtful blend of original character and modern updates. The accommodation includes a large through-reception, contemporary kitchen, utility room, four double bedrooms, two bathrooms, ground-floor WC and an impressive loft conversion, while the south-west-facing garden adds valuable outdoor space.
From the quiet residential street, the house makes an attractive first impression, with ornate stonework framing the porch and a striking double-height bay window. A small, well-tended front garden leads to an enclosed porch, while the original front door opens into a bright hallway. Crisp white walls and woodwork provide a clean backdrop for the beautifully restored original floorboards, which continue through into the reception.
The impressive through-reception is full of period character, centred around an ornate cast-iron fireplace with beautifully patterned floral ceramic inset tiles. Built-in cupboards fill the alcoves on either side, while the large bay window brings plenty of natural light into the room. With two distinct areas, there’s excellent flexibility for both relaxing and dining. A door also leads down to a useful storage cellar with both light and power.
The spacious kitchen combines practical storage with a contemporary finish, featuring an extensive run of white cabinetry, light solid-surface worktops and colourful patterned tiled splashbacks. Integrated appliances include a high-level microwave, while a large range cooker and extractor provide an excellent setup for anyone who enjoys cooking.
The adjoining utility room continues the kitchen cabinetry and includes a small sink, plumbing for a washing machine and access to a useful ground-floor WC.
A side door from the kitchen leads into a glazed vestibule and out to the West-facing garden. There’s a generous paved patio for outdoor dining and entertaining, alongside lawn and mature shrubs, creating a pleasant and private outdoor space.
Upstairs, the first floor provides two double bedrooms and a generous family bathroom. The bright front bedroom benefits from two windows, including another attractive bay, while the second double bedroom overlooks the rear. Both rooms have a contemporary feel, complemented by original painted floorboards.
The impressive four-piece family bathroom includes a WC, oak vanity unit with Belfast-style sink and mirrored cabinet, bathtub with tiled surround and a separate fully tiled shower cubicle. A heated towel rail, soft grey walls and patterned floor tiles add to the smart finish.
The loft conversion provides two further bedrooms and an en-suite shower room, creating a particularly versatile upper level. To the rear, above the extension, is a good-sized double bedroom with a large dormer providing full-height accommodation and plenty of natural light.
The second loft bedroom is especially characterful, with a dressing area overlooking the garden through a lovely Juliet balcony. A slightly raised sleeping area creates space for a comfortable double bed, with a large skylight above offering wonderful views of the sky and stars. The adjoining en-suite includes a WC, chrome-framed pedestal basin and large glazed shower cubicle, alongside a further generous skylight, heated towel rail and colourful patterned floor tiles.
Leytonstone offers a lively mix of independent shops, cafés, restaurants and everyday amenities, with Leytonstone High Road providing a particularly good choice close by. Popular local spots include Leytonstone Tavern and Rookwood Village Gastro Pub. Transport links are also convenient, with Leytonstone Central line station around a 20-minute walk away and Leytonstone High Road Overground around 15 minutes. Buxton School, catering from nursery through to secondary age, is also nearby.
For outdoor space, the wide-open landscape of Wanstead Flats is just a few minutes’ walk away, while Queen Elizabeth Olympic Park and its extensive leisure and recreational facilities are within easy reach. Leytonstone and Atherton leisure centres provide further options for sport and fitness.

i’ve lived here for 13 years and have really enjoyed both the house and the area. It’s a particularly quiet road, helped by being closed at one end as part of the School Street, and i’ve always found the neighbours very friendly. One of my favourite things about the house is the west-facing garden, which gets the sun throughout the afternoon and into the evening in summer. It’s a lovely place to sit out in spring and summer and the soil is excellent for growing plants. The basement has also been really useful for additional storage.
The location has been very convenient. There are three good local pubs within about a five-minute walk – the Leytonstone Tavern, Holly Bush and Rookwood Village – and several options for getting into central London, including the Central line from Leytonstone, the Overground from Leytonstone High Road and the Elizabeth line from Maryland. Stratford and Queen Elizabeth Olympic Park are also close by, while Wanstead Flats provides a huge amount of open
space for walking and running.
I’m selling because i’m looking to downsize and move more centrally after 13 years here. I intend to rent initially, so
there will be no onward purchase and the sale will be chain free.
