Inside, generous open-plan living and dining space is complemented by a wood-burning stove, bay window with shutters and original details, while a contemporary kitchen and downstairs bathroom add everyday practicality. Upstairs are three comfortable bedrooms, and outside, the south-east facing garden is ideal for relaxing and entertaining. With Addiscombe’s village feel, excellent green spaces, a wide choice of schools and superb tram, London and Gatwick connections, the location is equally appealing.

Our Sellers Say:

"This has been our family home for more than nine wonderful years. It’s where we started our family, where our son and dog have grown up, and where we’ve become part of a community we genuinely love.

Coniston Road has always felt peaceful and welcoming. We’ve been incredibly fortunate with our neighbours and, over the years, have watched each other’s families grow, celebrated birthdays together and built real friendships. At home, though, it still feels wonderfully private and quiet.

One of the things we’ll miss most is having so much on the doorstep. We love the independent cafés and shops along the high street, our local butcher and florist, and Dirty Crunch has become a Friday-night ritual - ingredients for homemade pizzas, followed quite often by a spicy margarita.

We’re also within easy walking distance of Addiscombe Recreation Ground and Ashburton Park, and the Oval Tavern is another favourite for relaxed afternoons, quiz nights and events. Having the tram stop only a couple of minutes away has been incredibly useful too, whether we’re heading into London, Wimbledon or over towards Beckenham.

At home, the garden has affectionately become known amongst friends and family as “Costa del Coniston”. It’s a real sun trap and has been the setting for countless barbecues, pizza nights, children’s playdates and morning coffees. The different decked areas mean we can follow the sun through the day, while the artificial lawn has made it easy to look after with both a child and a dog.

The house itself has worked brilliantly for family life. The open-plan living and dining space is where we spend most of our time, and the wood burner makes it particularly cosy in winter. One feature we never expected to value quite so much is the downstairs bathroom — incredibly practical with a young family and equally useful when entertaining.

More than anything, it has simply been a very happy home. We’ll miss the quiet, the garden, our neighbours and having so much within walking distance, but most of all we’ll miss the memories we’ve made here."

Step through the welcoming front door into the entrance hall, and the ground floor opens into a generous living and dining space, with a bay window and fitted shutters to the front, a wood-burning stove, picture rails, ceiling cornicing, period-style radiators, and original internal doors. The dining area retains an original built-in cupboard and open fireplace, while a glazed door provides a direct connection with the garden.

The kitchen is fitted with light grey high-gloss cabinetry and quartz-style work surfaces, together with a Miele oven, Zanussi induction hob and Bosch integrated dishwasher and Villeroy & Boch tiled floor. Beyond is a particularly useful downstairs bathroom, featuring a premium white suite including a Kaldewei bath with shower mixer, a wide Laufen countertop basin with quartz countertop and storage underneath, currently the home of a washer/dryer, a concealed-cistern WC, heated towel rail, and, as in the kitchen, a Villeroy & Boch tiled floor. Upstairs are three bedrooms, including a generous main bedroom with twin front windows and bespoke fitted storage and shelving either side of the chimney breast, together with an original linen cupboard and loft access from the galleried landing.

Outside, the south-east facing garden has been arranged with several distinct areas for relaxing and entertaining. Decking immediately behind the house extends alongside the kitchen before opening into a larger seating area with space for a corner sofa and dining table, while steps lead down to a low-maintenance artificial lawn with planted borders. A further decked terrace at the far end is positioned to catch the later sunshine and provides space for a barbecue or evening drinks. Friends and family have affectionately come to know the garden as “Costa del Coniston”.

The location is a major part of the appeal. Addiscombe has retained a real village feel, with a strong sense of community and a traditional high street lined with independent cafés, shops, a local butcher, florist and neighbourhood favourites including Dirty Crunch. The Oval Tavern is also within walking distance, while Addiscombe Recreation Ground, Ashburton Park and Addiscombe Railway Park provide a choice of playgrounds, sports facilities, open green space and traffic-free walking and cycling routes.

Transport connections are particularly convenient, with Blackhorse Lane tram stop around two minutes away on foot. The tram reaches East Croydon in approximately eight minutes, from where direct trains run to London Victoria in around 16–18 minutes, London Bridge from around 14 minutes and Clapham Junction in 9 minutes. Gatwick Airport is also directly accessible from East Croydon, with journeys from around 14 minutes, while the tram network also provides direct connections towards Wimbledon, Beckenham Junction and Elmers End.

Families are well served by a choice of primary and secondary schools including Woodside Primary (5 mins walk), Park Hill Junior (8 mins by car), Oasis Academy Shirley Park (12 mins walk), St. Thomas Beckett Catholic Primary (12 mins walk), Royal Russell (12 mins by car), while the internationally recognised brit School for Performing and Creative Arts is also close by (8 mins by car).

This is a wonderful opportunity to acquire a special family home in the heart of a vibrant, welcoming community with green spaces, independent businesses and excellent transport connections all close at hand.
