About this property
"Its a quiet cul-de-sac so kids can play in the street, we have a front garden with space for bikes and you can sit out there too and catch the morning sun. The garden is really special as it backs onto an old orchard and other gardens, and then the allotments, so its really quiet and green with lots of wildlife, it feels quite rural. Its been ideal for our kids and we've had space for them to play as well as grow a few tomatoes. We opened up the kitchen so it’s joined with the living space and it’s really for cooking and socialising, and opens out onto the decking and garden in the sun."
The home
Sold with no onward chain, a characterful three-bedroom terraced home on Everest Avenue in Fishponds, with a warm, individual feel, combining original features with a sociable open-plan kitchen/diner and a surprisingly generous 998 sqft of accommodation. The ground floor opens into a welcoming entrance hall, leading through to a beautifully proportioned living room. A large bay window brings plenty of natural light into the room, while the original fireplace, exposed timber flooring and built-in shelving give the space plenty of character. It's an easy room to settle into, with a layout that works equally well for quieter evenings or entertaining.
To the rear, the heart of the home is the impressive open-plan kitchen/diner. The space runs the full width of the property, creating a fantastic everyday room with plenty of space for a dining table and comfortable seating. The kitchen has been designed with a relaxed, eclectic feel, with cream cabinetry, timber worktops and open wooden shelving, while the patterned blue and cream tiled splashback adds a real point of personality. A large glazed opening connects the room with the rear garden and deck, bringing the outside in and making this a particularly bright and sociable part of the house.
Upstairs are three bedrooms, including two excellent double bedrooms and a useful third bedroom which would make an ideal child's room, home office or dressing room. The principal bedroom is particularly spacious, with room for a generous double bed and additional furniture, while the second bedroom also benefits from good proportions and looks out onto the garden, offering fantastic green views of the neighbouring gardens, allotments and even Purdown in the distance. The family bathroom completes the first floor, with a bath, wash basin and WC alongside the property's distinctive geometric tiling. Finally there is a large attic space which in theory can be comfortably converted into another bedroom, like many neighbouring houses have actioned, subject to relevant planning permissions.
The outside space
The gardens are a real highlight. To the front, a pretty enclosed garden sits behind a low brick wall and timber fencing, with a pathway leading to the front door and a variety of established planting giving the house a welcoming approach. This could also be converted to a driveway, with the relevant permissions.
The rear garden is where the property really comes into its own. Long, leafy and wonderfully private, it stretches considerably beyond the immediate decked area and has been thoughtfully divided into a series of planted beds, mature borders and informal seating areas. A raised timber deck sits immediately outside the kitchen, providing a lovely spot for outdoor dining, while steps lead down into the garden itself. There is a real sense of seclusion here, with mature shrubs, trees and planting creating a green backdrop and plenty of space for gardening, entertaining or simply enjoying the outdoors.
Living in Fishponds
This home is situated on Everest Avenue, at the heart of the hugely popular Thingwall Park neighbourhood of Fishponds, on the edge of expansive green space surrounding the Frome Valley. The open feel to the area is rarely found in such a relatively central city location with an abundance of greenery, trees and wildlife on the doorstep for residents of this area. The area has a strong sense of community with several local events and groups to join. Eastville Park is home to a range of facilities including tennis courts and a bowls green as well as indoor community space. Just beyond Eastville Park, a short walk away is also Greenbank, home to the popular Greenbank Cemetery, great for exploring, but also home to some brilliant independent shops and cafes like Este’s and Matter Wholefoods. Fishponds has seen several cafés established nearby, becoming very popular, such as Mi Cafe Su, The Crafty Egg and fed. Snuffy Jacks is a great local micro-pub on the Fishponds Road high street whilst Irish pub The Star, a five-minute walk from the property, is a well-regarded historic venue, home to live music and the accolade of ‘best pint of Guinness in Bristol’. For commuters, Fishponds is very convenient with ease of access to the M32 and M4 motorways, as well as just being a short cycle, drive or bus journey into the city centre or to large areas of employment across North Bristol. The area benefits from several tarmacked cycle paths which provide traffic free routes into the City Centre, or out towards the suburbs, or to Keynsham and Bath.
