  • Moments from Francis Road

Set moments from the much-loved independent shops, cafés and restaurants of Francis Road, this beautifully extended five-bedroom Victorian house has been thoughtfully evolved by its architect-owners into a warm, light-filled family home. Refined room by room over the years, it balances generous spaces for coming together with quieter corners to retreat, creating a house that feels both sociable and deeply comfortable.

There are four double bedrooms and a good-sized single/double office, including a top-floor primary suite created as part of the well-insulated, cross-ventilated loft conversion in 2023. Downstairs, a spacious double reception room and kitchen combine with large windows drawing in natural light throughout the day and slide-and-stack doors opening onto the south-facing garden. The garden was refreshed in 2025 and leads to a bespoke outbuilding with underfloor heating, offering a versatile space for work or hobbies.

Throughout, a neutral backdrop is enlivened with carefully chosen accent colours, while oak, teak, sisal carpets and other natural textures bring warmth and depth. The result is a considered home that feels contemporary without losing the character of its Victorian origins.

Step inside – A family home with architectural flair

The journey through the property begins at the front wall, built from upcycled roof tiles removed during the loft extension, and stacked together as vertical fins. The established variegated photinia hedge behind turns bright pink in spring and screens the front of the house and the bins. A path of checkerboard terracotta tiles leads to the front door with its hand-painted, gold-leafed number on the glazed top light above.

Step inside, and your eye is drawn straight through the house to the garden doors beyond, the first hint of the open, light-filled feel that defines every room here. A hidden coat-and-shoe alcove and a discreet under-stairs WC keep the hallway calm and uncluttered.

To the front, two reception rooms, which function as a children’s playroom and a family room, are flooded with natural light. There is a Victorian bay window, a fully certified wood-burning stove, and built-in oak-topped cabinets and alcove shelving, creating a retreat that has hosted many a cosy afternoon.

A wide opening over the worktop connects the double reception directly through to the kitchen, so the whole ground floor breathes as one continuous, easy space for family life. An outdoor courtyard accessed through the kitchen pulls daylight down into the middle of the plan while doubling as a planting oasis, gym or quiet space.

The rear kitchen extension is where the house truly opens up to the garden. Floor-to-ceiling glazing, slim-framed doors that slide and stack right back, oak flooring and worktops with cashmere-grey cabinetry and encaustic tiling from Bert & May mean it’s full of natural textures, colours and light.

With room for a sofa and an extendable table for everyday meals and larger gatherings between the kitchen and the garden, this is a space that’s lived in and loved year-round. Integrated appliances include a Bosch oven, microwave and hob, alongside a fridge/freezer, washer/drier and a dishwasher. A large four-bin drawer also helps to keep the kitchen clean and organised.

The first floor holds three well-proportioned double bedrooms and a family bathroom, kept true to the house's Victorian bones, with built-in joinery and bedside cabinetry to the front bedroom. Warmed by a mounted heated towel rail, the family bathroom pairs natural cork flooring with a white format tiled splashback, complementing the stylish modern sanitaryware. A rainfall shower head bows over a double-ended bath with a glass screen, while built-in mirrored cabinets provide plenty of storage for everyday needs.

Finally, the loft – a double study (or fifth bedroom) and a private suite beneath exposed beams and tongue-and-groove panelling that give the whole floor a warm, characterful lid. The study's stacking window floods the room with light, tempered by Japanese-style vertical blinds for a workspace that changes with the day.

In the primary bedroom, another stacking window opens onto Juliet doors and a safety balustrade, while a splayed skylight on the eaves side frames long views to the north-west and glorious sunsets. Full eaves wardrobes on one side, and a built-in wardrobe on the other give a couple all the space they need, with deep eaves storage accessible but hidden behind the eaves wardrobe. Furthermore, strategic lighting and socket placements create a practical backdrop for morning and evening routines.

The en suite continues the natural, calm feel: Another large splayed skylight, brass fittings, a walk-in shower lined in terrazzo, a teak vanity, and a chequerboard cork floor. A frameless mirror set into the eaves catches the daylight and disappears seamlessly into the wall.

Outside – A green extension of the home

Southeast-facing and flooded with light for most of the day, the garden was landscaped in 2025 with a flush threshold so there's no step between kitchen and patio. Herringbone limestone paving wraps a lawn built for children's games, with a raised flower bed catching the sun and a laurel softening the shadier side. Wisteria, jasmine, ferns, rosemary, salvia, and hops add to the colourful, scented serenity of the space.

At the far end, the architect-owners built a garden room with a distinctly Japanese sensibility: Vertical larch cladding and pegboard outside, which doubles as a climbing wall or hanging space, an oak-lined interior, and exposed beams within.

With underfloor heating, power, directional spotlights, and a cocktail bar with its own sink, it's hosted barbecues, film nights, craft projects and family parties in equal measure. A full-width skylight sends light down the back wall, so on a clear day you can stand at the front door and feel the full length of the plot – house, garden and outbuilding – as one uninterrupted flow.

A note from the owners

‘We have loved this house for ten years. As two architects, we have slowly evolved it, room by room, into a home that brings us together as a family while providing spaces to retreat. The living spaces and kitchen are full of light throughout the day and benefit from the colour and texture of the garden, making great entertainment space to share with friends and family, all year round. We have been so lucky to have neighbours who have become great friends. Sitting between Francis Road and the High Road, with Sidmouth Park on the doorstep, the location could not be better.’
