There is something wonderfully deceptive about this home.
From Emmanuel Road, it presents as an attractive, traditional family house on a quiet, tree-lined street. Walk through the front door, however, and the sheer scale begins to unfold.
A remarkably generous entrance hall immediately introduces some of the home's original character, with restored exposed beams, timber flooring and the first glimpse of the beautiful stained-glass window that illuminates the staircase. The current owners actually discovered the beams hidden beneath previous boarding and brought them back to life – one of many examples of how the house has been improved without stripping away its personality.
As they put it:
“People see it from the front, then walk through into the kitchen and they're always taken aback by the size of it.”
And it is easy to see why.
The room everything revolves around
The real heart of the house is an extraordinary kitchen, dining and family space stretching more than seven metres across the rear.
A vast glazed roof lantern draws daylight into the centre of the room, while wide bi-fold doors open directly onto the patio and garden. The kitchen itself is crisp and contemporary, centred around an island with integrated wine cooler and complemented by a substantial Leisure Cuisinemaster range.
But this is not simply a show kitchen.
It has been designed for real family life: Breakfast at the island, homework at the table, friends around for dinner, children disappearing into the garden and the doors thrown open on a warm morning.
The sellers describe sitting at the dining table working on a laptop, the bi-folds completely open and sunlight pouring through the room while looking straight down the garden.
It is difficult to imagine a better everyday family space.
Together when you want to be. Separate when you don't.
What makes the layout especially clever is just how many different ways there are to live in it.
Bi-fold doors divide the kitchen from a cosy snug, allowing it to become either part of the wider open-plan space or a separate room entirely. There is an electric fireplace, television and sofas here – ideal for the children while dinner is being made just metres away.
Alongside it sits another family seating area within the kitchen itself, complete with a log burner.
Then there is the more traditional front lounge.
With its wide bay window, restored beams and quieter position away from the main family spaces, it feels noticeably different – a proper evening room for a film, a book or simply closing the door on the rest of the house.
The current owners perhaps describe it best:
“The kids can stay in the snug and we'll go into the front room. It makes the perfect movie night.”
And there is still more...
The former garage has been converted into a substantial office/playroom, while the long utility space running alongside the house provides excellent practical storage, appliance space and a sink.
Few family homes genuinely offer this much separation without losing the sense of being connected.
A principal bedroom that feels like an escape
Upstairs are four genuine double bedrooms, rather than one principal room surrounded by increasingly compromised bedrooms.
The standout, however, is the principal suite
Created as part of the two-storey extension, it is a colossal bedroom, both high and wide with a dramatic vaulted ceiling, chandelier and rooflights overhead while the adjoining en suite includes a Jacuzzi bath.
More important than any specification sheet is how the room feels.
From the bed, the outlook is almost entirely greenery. Sunlight comes through the rooflights, the garden stretches away beneath you and mature trees frame the view beyond.
The sellers call it the place they go when they want to get away from everything:
“You can lie on the bed with the sun coming through the skylights and see nothing but greenery. It feels like you're away from everything.”
Three further double bedrooms and the family bathroom complete the first floor.
Character that was worth uncovering
For all the space that has been added, some of this home's most memorable details are the oldest.
The original stained-glass staircase window is particularly special. Protected externally by double glazing, it 'throws changing colours across the walls and landing as the light moves through it'.
There are restored exposed beams, picture rails, bay windows and traditional detailing throughout, softened by modern oak doors and a neutral finish.
When the owners first moved in, they began stripping back decades of alterations almost immediately – even spending their first Christmas uncovering the beams.
That approach has continued throughout their ownership: Modernise what needed modernising, preserve what gave the house its soul.
A garden built for childhood – and entertaining
The rear garden is another surprise.
Long, remarkably private and backed by mature greenery, there are no rows of houses staring back towards you. Instead, there is lawn, planting and trees beyond.
Its easterly aspect brings excellent morning and early-afternoon sunshine onto the rear patio and straight through the bi-fold doors into the kitchen.
The garden has been comprehensively landscaped during the current ownership, including a pond and waterfall feature, and has hosted everything from quiet mornings on the patio to children's birthdays with bouncy castles and ball pits.
Outdoor speakers around the entertaining areas mean the kitchen and garden can effectively become one enormous social space when the doors are opened.
And when everyone has gone home, the sound of the water feature and the tree-lined outlook make it surprisingly peaceful.
Possibly the best commute to the gym imaginable
At the far end of the garden sits one of the home's biggest bonuses.
The detached gym measures approximately 17'2" x 14'6", with proper gym flooring, heating, lighting, integrated speakers, television and wide doors overlooking the garden.
This is not a token garden room with a treadmill squeezed into the corner. It is a genuinely substantial training space capable of housing serious equipment. I've been to high-end hotel gyms that are smaller!
Alongside it is a separate store of approximately 14'6" x 10'0", keeping bikes, garden equipment and the inevitable family clutter completely separate.
A proper family location
The house works equally well outside its boundaries.
Wylde Green Primary School is only around 0.2 miles away, while families also have a strong range of schooling across Sutton Coldfield, including Plantsbrook School, Sutton Coldfield Grammar School for Girls and Bishop Vesey's Grammar School. Wylde Green Primary and Plantsbrook are currently rated Good by Ofsted, while Bishop Vesey's most recent inspection rated the school Outstanding. As ever, admissions and catchment arrangements should be checked directly with the relevant school or local authority.
For commuters, Chester Road station is approximately 0.3 miles away, with Wylde Green station also within easy reach. Direct trains from Chester Road can reach Birmingham New Street in around 15 minutes, making Birmingham city centre genuinely practical for the daily commute as well as evenings out.
Wylde Green itself has the useful mixture that makes somewhere particularly easy to live: Everyday shops, independent businesses, cafés and restaurants, with the likes of Verdo Lounge among the established local favourites. Sutton Coldfield town centre, Birmingham and Lichfield are all readily accessible, while the owners regularly walk along Green Lanes and around The Boulevard.
It is also the sort of road where people seem to put down roots.
The sellers' children have school friends living on the road and around the corner, their own network of friends and family remains centred on this side of Sutton Coldfield, and despite moving on to something different, they are specifically looking to stay nearby.
Asked what they will miss, the answer wasn't simply the kitchen, the bedroom or the garden.
It was the people, the memories and the life they have built here.
And perhaps that says more about this house than any floor plan ever could.
I cannot wait to show you around!
