Property Insight
Set on Church Street in the heart of historic Baldock, this substantial detached building is currently arranged as two entirely self-contained homes, each with its own front door - a genuinely flexible proposition for an investor seeking two rentable properties, or for a buyer wanting a large home with the option to bring both halves together into a single spacious home, subject to the usual planning checks. Rendered under a pitched tiled roof, the property sits behind a walled and gravelled frontage in one of the town's most established central positions, moments from the market square, the mainline station and Baldock's independent shops and pubs. The property is offered with no upward chain.

The ground-floor offers a bright, dual-aspect living room with a window to the front and full-height built-in storage, connecting through to a modern white kitchen fitted with an integrated oven, gas hob and extractor. Two double bedrooms sit off the central hall, served by a bathroom and a separate WC. Above, the first-floor home is approached by its own entrance and stair, opening to a generous living room spanning the full width of the building, with a twin aspect over the street and rooftops beyond.

The upper home continues with a well-fitted kitchen in timber shaker-style units with dark worktops and space for freestanding appliances, two further double bedrooms, a shower room and a separate WC. An ideal Freehold property currently consisting of two homes - that can be flexible to any need – with scope to personalise and update as per your needs and desires. Outside, a walled and paved courtyard garden provides a low-maintenance private space to the rear, and the front garden offers potential to create off-road parking (STPP). A rare and adaptable building in a prime central setting, offering two ready incomes or one characterful home.

Location – Baldock
Baldock is a historic market town in North Hertfordshire, 9 miles from Royston, 3 miles from Letchworth and 14 miles from Hertford, with excellent commuter links to London via its own train station or the A1M and M25. Though small, the town has an array of architecture spanning the Georgian, Victorian and Edwardian eras. The Parish Church of St Mary the Virgin was built around 1150 by the Knights Templar, sits at the centre of the town, and runs two church schools - St Mary's Infant and St Mary's Junior. There is a long tradition of brewing which continues today, with local cider and ales sold at The Orange Tree, a 330-year-old pub. The Baldock Festival runs three weeks of museum displays, tastings, beer festivals, brewery tours, cricket, comedy and quiz nights. The town offers independent retailers, chain stores and supermarkets, alongside a football pitch, bmx run, basketball court, play areas and the Knights Templar Sports Centre.
