What I love most about this house is the sense of space, flexibility and warmth it offers. It has been a home that works incredibly well for everyday family life, with room to relax, host, work and grow into over time.
The layout gives a lovely separation between the living and sleeping areas, while the garden and conservatory create a welcome connection to the outdoors.
My favourite personal memory is from when we first moved in. Although the house was sparsely furnished and so different to our previous home, I remember an overwhelming feeling of freedom, a new beginning and the start of something special for my family.
We sealed the deal with our first family meal there. From kfc, of course.
Why we'd buy it:
This charming house, offering 1056 sq ft, has a lovely, welcoming feel from the moment you step inside. With three well-proportioned bedrooms, two proper reception rooms filled with natural light, a sunny conservatory, and a generous rear garden, it's a space that immediately feels comfortable. It is entirely liveable from day one - meaning you can unpack, settle in, and enjoy living here without any rush. You get to enjoy its existing warmth while taking your time to imagine its next chapter.
When you are ready to dream bigger, the possibilities are exciting. Rear extensions and loft conversions are a common sight along Felix Road, giving a clear local precedent for how these homes can comfortably grow alongside a modern family. Encouraging local context reinforces the value here too; nearby homes show just how much potential these classic footprints hold, with 52 Eccleston Road selling for £960,000 and a beautifully expanded neighbour on Felix Road marketed at £899,950 recently.
Beyond the front door, the West Ealing neighbourhood brings even more appeal. The Elizabeth Line makes commuting effortless, St John’s Primary School holds an Outstanding rating (July 2024), and local life continues to thrive. The proposed redevelopment of the Waitrose site also highlights the ongoing investment in the area, promising upgraded public spaces and fresh energy for this vibrant pocket of W13.
Offered chain-free, this isn't just a house with great bones and vast potential - it’s a wonderful home today, with an exciting future waiting to be written by its next owner. It has energy that can't be bought, good bones, proper potential, and gives its next owner the increasingly rare opportunity to do things their way from day one.
