Having relocated from London we were instantly drawn to this property and the location. The house itself was in great condition when we first moved in, we have added our own touches to make it feel more homely. The bedrooms are a good size and allow for multiple layouts which helped us to make them what we wanted and best suit our lifestyle.

The house is perfect in the summer with a south facing garden that doesn't miss a drop of sun. It's great to get the BBQ and pizza oven out whilst enjoying the weather late into the day. It has been incredibly useful having Sainsbury’s, Puregym and local transport such as Theale Train Station within such a close distance.

Having Linear Park within our door step, has made dog walks that more enjoyable. The neighbourhood feels safe and secure where we have been able to make friendships, as well as it having a general community feel all round. This property has been everything and more for our first home and hope that someone else will be able to enjoy living here just as much as we did.

Kiel's Comments-
As your estate agent in Reading, i’m particularly pleased to be bringing this home to market. Having sold three properties on Honey Bee Street in the past 12 months, I know first-hand what makes the Fairfields development such an appealing place to live.

This particular home is one I expect to attract plenty of attention. Built by Bellway in 2021 to their popular 'Quilter' specification, it has been carefully owned by the current owners from new and offers the combination many buyers are looking for today: A modern, ready-to-go family home without the compromises often associated with older properties.

From the moment you step inside, the layout feels practical and well considered. The entrance hall leads through to a generous dual aspect living room overlooking the front, with a particularly attractive set of French doors opening directly onto the rear garden.

To the opposite side is the real heart of the home: A dual-aspect open-plan kitchen/dining space, creating an excellent setting for everyday family life as well as entertaining. The kitchen is fitted with soft-close units, coordinating worktops and upstands, together with an integrated oven and gas hob. French doors open onto the garden, allowing the kitchen and outside space to work naturally together.

A separate utility room leads from the kitchen and provides a useful sink, additional preparation space and further access to the garden - a feature that makes a real difference to the practicality of a family home.

A downstairs cloakroom completes the ground floor.

Upstairs, there are three bedrooms, including two good-sized doubles and a generous single bedroom. The principal bedroom benefits from its own en suite shower room, while the remaining bedrooms are served by the modern family bathroom.

Both bathrooms are finished with wall tiling and quality Roca sanitaryware, reflecting the specification expected from this relatively recent Bellway build that still has the remainder of the NHBC warranty for the new occupants to take ownership of.

Outside, the rear garden provides a private space to relax, entertain or give children room to play, while the home's position within the Fairfields development gives it the feeling of being tucked away from the busier parts of Reading whilst remaining remarkably well connected.

For me, the appeal here is simple: This is a home that allows you to move in, unpack and get on with life. Whether you're a young family wanting modern accommodation with excellent commuter connections, a couple looking to future-proof your next move, or someone downsizing who wants a manageable modern home without sacrificing space for guests or family, the Quilter offers a very compelling balance.

And with Theale station, the M4, Sainsbury's, ikea, Reading town centre, local shopping and everyday amenities all within easy reach, I believe this is the sort of property that should remain highly desirable for years to come.

Area view-
Life at Fairfields, Calcot - One of the biggest attractions of Honey Bee Street is the ability to enjoy a quieter residential setting without feeling disconnected from everything you need.

Fairfields sits in Calcot, approximately four miles west of Reading town centre, making it particularly attractive to commuters and families who want the convenience of Reading without being right in the middle of town.

For the commuter, the location is difficult to overlook. Theale railway station is around a mile away, with regular Great Western Railway services taking approximately 9 minutes into Reading. From Reading, commuters have access to both fast gwr services to London Paddington and the Elizabeth line, providing direct connections across central London.

The other major advantage is the M4 Junction 12, which is less than half a mile from the development. For anyone commuting west towards Newbury, Swindon or Bristol, or east towards Maidenhead, Heathrow and London, having the motorway network this close can make a significant difference to the working week.

Closer to home, there is a particularly useful selection of everyday amenities. Calcot Retail Park provides access to ikea, Sainsbury's and a range of other shops and services, meaning the weekly shop, household essentials and those inevitable 'we need that today' purchases are all conveniently close by. The area also benefits from local schools, healthcare, supermarkets, restaurants and leisure facilities.

For families, the appeal extends beyond convenience. Linear Park provides an excellent nearby green space for walking, getting some fresh air, exercising, taking the dog out or simply giving the children somewhere to burn off some energy. It adds an important element of outdoor space to a location that is otherwise highly connected to the road and rail networks.

And when you want more from your day, Reading town centre is within easy reach, offering the restaurants, bars, cafés, shops and cultural attractions you would expect from a major Thames Valley town. Reading Station also provides an impressive range of onward connections, with direct gwr services and the Elizabeth line opening up access across London.

This is ultimately what makes Fairfields so attractive. You can come home from work, close the front door and enjoy a relatively peaceful modern residential environment, yet within minutes you can be on the M4, at Theale station, doing the weekly shop or heading into Reading.

For a growing family, there is the space and practicality. For commuters, there is connectivity. For downsizers, there is the simplicity of a modern home without the maintenance demands of something much larger. And for buyers thinking beyond today, the combination of modern housing, established amenities and strong transport links gives the location a compelling long-term appeal.
