What makes the house particularly interesting is how comfortably something this old accommodates modern family life.
Downstairs is where most of that life happens. The kitchen, orangery and living room aren't technically open-plan, but work together almost as if they are. Someone can be cooking, somebody else working at the island and the children doing their own thing, without everyone having to occupy the same room. The current owners completely redesigned it, removing around 110 tonnes of soil and rock through the house to create the two levels you see today. Solid oak sleepers, a large paved patio, electricity and lighting throughout, a sunken pond and carefully considered planting have created an outside space that feels properly connected to the cottage.
It's remarkably private too, with space for children to play, family meals and barbecues, or simply somewhere quiet to sit with a book. Once daylight disappears, lighting across the different levels means the garden can continue to be used into the evening.
Winter brings out a completely different side of the cottage. Thick walls, underfloor heating in the kitchen and the log burner in the living room give you the feeling you'd hope for from a centuries-old home, without having to live like it's still the seventeenth century.
Upstairs feels noticeably removed from the activity below. The bedrooms are remarkably quiet, helped by Dapps Hill's position away from the main road and the substantial construction of the cottage. The upper bedroom is particularly peaceful and catches lovely natural light.
There are practical modern touches too. Broadband has comfortably supported working from home, heating is controlled through Hive and an EV charger is already installed, with two parking spaces available.
Then there's Dapps Hill itself.
It's difficult to square how tucked away it feels with where you actually are. Keynsham High Street, its independent cafés and railway station are within walking distance, with connections towards both Bristol and Bath. Walk in the opposite direction and you're quickly alongside the River Chew heading towards Chewton Keynsham.
The history isn't simply something written on an old title deed either. The cottage forms part of the Grade II listed Dappifers House and sits within a part of Keynsham where old buildings, the river and the town's history remain very visible.
It could work at several stages of life: A couple wanting somewhere distinctive to stay for years, a small family that doesn't want to trade character for practicality, or someone dividing their week between working from home, Bristol and Bath.
For the current owners, it's the combination they'll miss: Winter evenings in front of the log burner, opening the kitchen doors and watching everyone spill into the garden in summer, walking into Keynsham for coffee or the train, then heading the other way and finding themselves beside the river.
Perhaps most of all, they'll miss coming home to Dapps Hill. Even after years of living here, it has never stopped feeling like somewhere a little bit special
