Description
Veryan is a highly versatile property, offering well-proportioned accommodation arranged over two floors, together with attractive gardens, paddock land and an excellent range of outbuildings. The property is approached via a private track over which the neighbouring properties share right of access, and it enjoys a particularly appealing rural setting next to Ashdown Forest, with views towards the South Downs.
Originally built in 1928, the property was acquired by the current owners in 1998 and significantly extended. Today, the house combines character with practical living, with features including hardwood flooring to the dining room and study, a wood-burning stove and feature fireplaces. The accommodation offers a flexible layout with several rooms being well suited to a range of uses, either as reception space or bedrooms, as required
The triple-aspect sitting room is a particularly light-filled space, ideal for enjoying the southerly views, with French doors and a further sliding door opening onto the garden. A working wood-burning stove provides an attractive focal point, and a door leads through to the inner hall/gym.
At the front of the house, the kitchen is fitted with cream-painted Howdens cabinetry, complemented by wooden worktops, a Stoves induction range cooker with extractor above, and an American style fridge freezer. It is open to the spacious dining room, and the adjoining utility room provides further storage, a sink, space for appliances, a cloakroom and practical access to the garden.
The remainder of the ground floor is a versatile suite of rooms currently used as a playroom/bedroom and an office/bedroom with fitted wardrobes. There is also a ground floor shower room.
A turned staircase leads up to the first floor, where the landing provides useful built-in storage including an airing cupboard. The principal bedroom benefits from a feature fireplace and an ensuite shower room and has views across the gardens. A family bathroom serves the three further bedrooms on this floor and includes a bath, separate shower, WC, wash basin and laundry space.
Outside
The property enjoys a delightful semi-rural setting adjacent to Ashdown Forest, and owns the private track, Courtlands, on which Veryan and seven other properties are situated. To the front, Veryan is set slightly back, behind hedging, with two driveways either side offering parking next to the house. At the rear, is a patio adjacent to the house, with a pergola and side access to the front driveway. The remainder of the mature garden is mainly laid to lawn, with established shrubs planted. Garden outbuildings and additional storage include workshop/garden store, a summerhouse with decking, both with power connected, a garden shed and a greenhouse. There are beautiful views towards the South Downs from the summer house decking, and the surrounding farmland creates a wonderful backdrop to the house.
The remainder of the land and outbuildings make Veryan particularly appealing to those seeking a smallholding lifestyle, or with equestrian interests. The private track leads up past the house to a five-bar gate, which gives access to a timber garage/machinery store with power connected and hardstanding for a trailer or parking. This leads in turn to a small orchard, and on to the fully enclosed paddock, where there is an open hay barn. The timber stable block has water and power connected and is arranged in an L-shape around a fenced hardstanding yard. It comprises three stables (one currently used as a field shelter) and a tack room. There is an enclosed chicken run with a coop, and in the paddock there is a large natural pond.
In all, about 2.07 acres.
