From the front, you’d be forgiven for thinking this was a fairly straightforward two-bedroom 1930s semi.
It isn’t.

Bedroom two overlooks the garden and has its own storage cupboard.

But we need to talk about downstairs downstairs…
Because underneath the main house are the basement rooms.
They’re not currently additional living accommodation, and i’m absolutely not going to pretend they are.
What they are is a lot of additional space.
Workshop, gym, home office, hobby space, storage – or perhaps something more ambitious in the future. Similar houses have made different uses of these lower-ground spaces, but if you wanted to properly convert them, you'd need to do your homework and establish what works and what permissions or consents may be required.
For me, though, having that space there is a huge bonus.
The garden
If you like perfectly symmetrical lawns and not a leaf out of place, you might want to bring your secateurs 😂.
If, however, you like an established, leafy garden with mature trees, shrubs, lawn and plenty of privacy, this one has bags of potential.
There’s a patio area, shed and plenty of room to make it your own, while the balcony above gives you another completely separate place to sit outside.
And where are you?
Kent Road puts you within a few minutes’ walk of Mapperley Top, so you’ve got shops, cafés, restaurants, bars and everyday essentials close by, along with regular bus routes into Nottingham.
And that, for me, is the appeal here.
It works perfectly well as a renovated two-bedroom home today – but the garden, balcony and all that space underneath mean it offers considerably more than the frontage initially gives away.
And there’s no upward chain.
