Latton is a small and attractive rural village situated in north Wiltshire, close to the Gloucestershire border and within easy reach of the Cotswold Water Park. The village lies approximately 3 miles from Cricklade and 6 miles from Ashton Keynes, with the larger centres of Cirencester and Swindon also readily accessible.

The surrounding area is characterised by attractive open countryside, waterways and farmland, providing excellent opportunities for walking, cycling and other outdoor pursuits. Local amenities can be found in the neighbouring villages and nearby towns, with further shopping, leisure and recreational facilities available in Cirencester, Swindon and Malmesbury.

The A419 provides good road access towards Swindon and Cirencester, with the M4 accessible to the south. Kemble railway station is also within convenient driving distance, providing rail services towards London Paddington and the West Country.

When the auction opens at 8am the day of the auction, you will be able to place bids in line with the pre-determined bid increment levels, using the bid increase (+) and decrease (-) buttons provided. It is recommended you check your web browser will allow you to bid in good time as some browsers' security can block the ability to bid. We recommend using Google Chrome when possible.

We offer property for sale by immediate, unconditional contract. This means that the fall of the electronic gavel constitutes an exchange of contracts between the buyer and seller. Both parties are legally bound to complete the transaction usually within 20 working days following the close of the auction but this will be confirmed within the legal documentation.

Legal Pack

You can download or pre-register for the legal packs via our website by using the ‘Menu’ at the top of the page and selecting ‘Auctions’, then ‘Current Auction’. This will produce a lot list. Find the lot of interest and click ‘View Legal Documents’. You will need to sign-up by entering your email address and creating a password the first time you use this, your log-in will stay valid for all of our future auctions. The legal pack may not be available straight away, but as long as you have registered to receive it you will be notified as soon as it is available.

Reserve & Guide Price

Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

If you are the successful bidder, Strakers will sign the auction contract on your behalf and you will pay the 10% deposit plus a buyers fee of £600 including VAT on any Lots purchased at or below £49,999 or £1,800 including VAT on any lots purchased at £50,000 or above. There may be additional fees listed in the Special Conditions of Sale payable to the seller and you are advised to check this prior to bidding.
