Description
Glenbuckie is one of Comrie's more substantial Victorian villas and is a fine example of Scottish architecture of its time. Its façade is characterised by distinctive tall gables, bay windows and a welcoming front door beneath a carved stone arch and fanlight. A proliferation of large sash and case windows at the rear allow southerly light to stream through the house.
The reception hall provides access to the main reception rooms. The drawing room is a beautifully proportioned space, with a large marble fireplace, intricate cornicing and a bay window overlooking the gardens. The library is more intimate with walls of bookcases making it ideal as a cosy sitting room or study.
The heart of the house is in the recently renovated open-plan kitchen, which has both a dining and a sitting area. This room spans almost the entire southern elevation of Glenbuckie. At one end is an aga with gas hob module, while at the other there is room for comfortable seating beside a fireplace. In the middle of the room there is space for a large dining table. The kitchen is a comfortable and sociable room ideal for family life and for entertaining.
Practical accommodation on the ground floor includes a wide entrance vestibule, a traditional-style WC and a utility room with a large antique Belfast sink and a door to the garden.
The carved timber stair case is lit by three partially stained glass windows. Half way up the staircase is a walk-in laundry cupboard. Four well proportioned bedrooms are located on the first landing. The main bedroom has a bay window overlooking the gardens and the River Lednock and has an ensuite bathroom. Whilst Glenbuckie House has undergone adaptations over the years, its original character has been exceptionally well preserved. Elegant decorative cornicing, traditional sash windows, original flooring and working shutters are recurring features throughout the house.
Garden workshop/studio
A green painted timber outbuilding adjacent to the house has most recently been used as a workshop with separate studio space and may also work well as an office.
Garden
Glenbuckie House sits in a garden of just under an acre. Double gates open to a gravel driveway and parking in front of the house. Roses, hydrangeas and clematis climb its walls, while a colourful herbaceous border provides an attractive focal point opposite the front door. To the west of the house there is paved terrace for eating out in good weather.
The remainder of the grounds are mainly lawn edged by mature trees and shrubs. The garden is peaceful and private. A number of young specimen trees have been established within the orchard.
Agent's Note: As part of the Comrie Flood Defence Scheme, a sandstone wall has been constructed in the garden (in a design sympathetic to the house), creating the opportunity for further landscaping. Glenbuckie House has never experienced flooding, and these works form part of a wider initiative designed to provide long-term flood protection to the village.
Location
Glenbuckie House is situated in the Conservation Village of Comrie. Whilst it is very much within the village, the house is wonderfully private being set within almost an acre of its own grounds. The River Lednock forms a scenic eastern boundary shortly before it meets the River Earn.
Comrie is widely regarded as one of Scotland's most attractive villages. At the centre of the village there is a popular hotel and bar as well as the White Church Community Centre. Local shops include a delicatessen, grocery store, butcher and Post Office.
Outdoor enthusiasts can enjoy Comrie's nine-hole golf course, and access to some of Perthshire's most beautiful landscapes. Popular local destinations include the Deil's Cauldron waterfall and gorge, Glen Lednock, watersports on Loch Earn and local munros Ben Chonzie and Ben Vorlich. Crieff (7 miles), has a wider range of amenities including supermarkets, secondary schooling and a popular food and hospitality scene, with specialist delicatessens, wine merchants, cafés and the Michelin-starred Glenturret Lalique restaurant.
Primary schooling is available in Comrie, while secondary education is provided in Crieff. The area is well served by independent schools, including Ardvreck Preparatory School and Morrisons Academy in Crieff (7 miles) as well as Glenalmond College, Strathallan School and Craigclowan Preparatory School which are all within 30 miles of Comrie.
Gleneagles is approximately 15 miles away, Perth 25 miles, Dundee 40 miles, and both Edinburgh and Glasgow around 55 miles away. Comrie is also ideally positioned for access to the West Highlands and Islands, with Oban situated approximately 65 miles to the west.
