Description
A rare opportunity to acquire one of Bath’s most distinctive period homes, Paradise House is an elegant Grade II Listed Georgian residence extending to over 6,500 sq ft, created through the lateral amalgamation of two historic 18th century houses. Immaculately presented throughout, the property combines exceptional period character with a remarkable level of space, flexibility and architectural presence seldom found within the city. Occupying an elevated position on the southern slopes of Bath, the house enjoys magnificent panoramic views across the city skyline, including a particularly fine outlook towards the Royal Crescent and the surrounding hills beyond.

Behind its handsome Bath stone façade lies a superb arrangement of accommodation designed for both family living and entertaining on a grand scale. The principal reception rooms display an abundance of period features, including elegant proportions, high ceilings, sash windows, decorative cornicing and attractive fireplaces. The impressive sitting room and formal dining room provide refined spaces for entertaining, while a more intimate snug located off the kitchen offers a relaxed retreat. Throughout, the house successfully balances its rich Georgian heritage with the comforts expected of a contemporary family home.

At the heart of the property is a striking contemporary extension, thoughtfully designed by the current owner to create an exceptional family kitchen and living space. Flooded with natural light from a substantial roof lantern and a full wall of sliding glazed doors, this impressive room centres around a bespoke shaker-style kitchen and enjoys a seamless connection with the gardens beyond. The interplay between the historic architecture and modern design has been expertly executed, creating a truly outstanding space for everyday living and entertaining. Adjoining the kitchen are a substantial utility room, pantry and a range of ancillary rooms offering considerable versatility, whether as home offices, studio space, playrooms or additional reception accommodation.

The extensive bedroom accommodation reflects the property’s former use as a successful guest house and provides exceptional flexibility for modern family life. Arranged across the upper floors are seven well-proportioned bedrooms, including an attractive principal suite enjoying wonderful views across Bath. Six bath/shower rooms serve the remaining bedrooms, making the layout equally well suited to guests, multi-generational living or the creation of independent guest accommodation.

Further accommodation includes extensive cellar storage beneath the house, together with a garage and additional outbuilding within the grounds. Substantial off-street parking for multiple vehicles is situated alongside the house.

Garden and Grounds

The gardens are undoubtedly amongst the property's most outstanding features. Extensively landscaped and beautifully maintained, they extend to approaching half an acre and provide a rare sense of peace and privacy within the city.

Sweeping lawns, mature specimen trees, ornamental planting, wisteria-clad seating areas and a series of terraces have been carefully arranged to capture the exceptional views of the city and countryside beyond.

Sheltered by mature woodland to the rear and opening towards the cityscape beyond, the grounds offer a wonderful setting for relaxing and entertaining, and are a true rarity for a city house.

Additional Info
Paradise House is a remarkable Grade II Listed residence created through the amalgamation of Nos. 86 and 88 Holloway, two historic Georgian townhouses that form part of Bath’s rich architectural heritage.

The principal section of the house was constructed around 1735 as part of Paradise Row and extensively remodelled in the late eighteenth century to create the impressive double-fronted façade seen today. Constructed of beautiful Bath stone under a slate roof, the house presents a balanced and symmetrical Georgian composition of three bays arranged over a basement, two principal floors and attic accommodation. Its architectural merit is enhanced by elegant sash windows, a central entrance framed by pilasters and a pedimented doorcase, as well as a striking first-floor arrangement incorporating a Palladian window with Doric columns and an arched central light.

The neighbouring house, which has been incorporated in to the property is thought to date from 1780 and complements the original building. The successful combination of the two properties has created a substantial and distinctive family home, utterly unique in Bath, while preserving the historic character and architectural features that underpin its listed status.
