Longley Road is a well-presented and lovingly cared for three-bedroom terraced home that combines a practical layout with several features that are increasingly difficult to find in this part of Rochester. With off-road parking to the front, three genuine bedrooms, useful storage and an approximately 70-foot south-west facing rear garden, it offers a comfortable home for everyday life while remaining within easy reach of the city centre and its transport links.

The current owners have clearly enjoyed their time here and speak particularly warmly about the neighbours on both sides, something that can make such a difference to day-to-day life. Their move is simply motivated by a desire to find a bungalow, and there is a real sense that this has been a much-loved home.

The location is a major part of the appeal. Rochester is around a 10 to 15-minute walk away, giving easy access to its historic High Street, restaurants, independent shops, landmarks and annual festivals. Rochester railway station provides fast services into London as well as connections to a range of other destinations, while Chatham railway station is also within walking distance, at around 15 to 20 minutes away.

For local journeys, there is a regular bus service available from the Delce, around a three-minute walk away via Cossack Street. Everyday amenities are equally convenient, with doctors’ surgeries and chemists at the end of Longley Road and Cossack Street, a local corner shop around two minutes away and a wider selection of shops on the Delce, including a Co-op, chemist, hairdressers, convenience stores, takeaways and a butcher.

The frontage immediately gives the house an advantage, with a block-paved driveway providing off-road parking. The front entrance door is less than a year old and has been chosen with practicality in mind. Its stable-door design allows the upper section to be opened independently, useful when accepting deliveries or getting some fresh air while keeping young children or pets safely inside.

Once through the door, the accommodation opens into a generous living room measuring approximately 13'9" x 12'7". It is a comfortable and characterful space with room for substantial seating and freestanding furniture, while the large front window brings in good natural light. The fireplace forms an attractive focal point, with the fire itself understood to be around two to three years old, remote controlled and serviced annually. There is also a particularly useful number of electrical sockets throughout the room, with many incorporating usb and usb-c charging points, a small detail that makes modern day-to-day living that bit easier.

The living room leads through to the kitchen at the rear, measuring approximately 9'1" x 7'7". It is fitted with a range of units and work surfaces, with space for appliances and a window looking towards the garden. The rear door is around five years old and again has been chosen with practicality in mind, with a window section that can be opened independently of the full door, ideal for letting in air without giving pets or young children direct access outside.

Also on the ground floor is the bathroom, approximately 7'7" x 6'2", fitted with a shower enclosure, wash basin and WC.

Upstairs are three separate bedrooms. The principal bedroom measures approximately 12'7" x 11'6" and includes a cupboard which, according to the current owners, could potentially be converted to accommodate a Saniflo toilet, something they understand a number of neighbouring properties have already done.

Bedroom two measures approximately 9'10" x 8'1" and benefits from fitted wardrobes and cupboards, giving useful built-in storage. Bedroom three, at approximately 9'10" x 7'2", is currently arranged as a home office but is comfortably large enough for a single bed and additional bedroom furniture. That flexibility makes the house particularly appealing to buyers who need a dedicated work-from-home room now, but may want a third bedroom in the future.

The loft adds another valuable layer of storage. It is boarded and fitted with an electric light, making it far easier to use for suitcases, seasonal items and the usual household belongings that need somewhere out of the way. The boiler is understood to be around four years old and has been serviced annually.

Outside is where this home really comes into its own. The rear garden extends to approximately 70 feet and enjoys a south-westerly aspect, creating an inviting outdoor setting through the afternoon and into the evening. Mature planting, established trees and different seating areas give the garden a sense of depth and privacy, while a raised deck creates a natural place for outdoor dining, drinks and summer entertaining.

The deck furniture is being left by the sellers, along with various potted plants, making it easier for the next owner to begin enjoying the garden from day one. The garden shed is also less than a year old, and there are both electric and water outlets outside, useful for gardening, maintenance, lighting or future outdoor projects. Front and rear garden lighting adds another practical touch.

There is also rear access via a locked gate, particularly handy for large deliveries, garden work or tradespeople who need to reach the rear without coming through the house.

At the far end of the garden there is ample space, subject to any necessary consents, for a detached garden room, office or similar structure. The current owners note that several neighbours have created additional accommodation or work-from-home spaces in their gardens, making this an appealing possibility for anyone who wants a more substantial office, studio or flexible extra room in future.

The property also comes with the added benefit of the existing CCTV unit and cameras being left in situ by the sellers.

For commuters, families, first-time buyers or anyone wanting a home within walking distance of Rochester while still enjoying meaningful outdoor space, this is a property with a great deal to offer. Its current owners have clearly put thought into the way the house works, from the practical doors and plentiful sockets to the boarded loft, garden utilities and useful storage, and it is ready for its next owners to make it their own.

What the owners say...

"i've lived here all my life as it was our family home, i've a lot of happy memories and have enjoyed watching the area evolve over the decades. I love its closeness to the centre of Rochester and have enjoyed many leisurely walks with our pets, family and friends to the High Street, through the peaceful Vines to enjoy the historic sites, independent shops and great restaurants. We have often been complimented by visitors saying they find my home to be peaceful and relaxing. I will really miss having my morning coffee on a sunny day under the lovely perfumed jasmine growing over the pergola in the back garden, watching the squirrels and many birds who visit the garden. We have also enjoyed lots of family gatherings for BBQs and other events in the large garden which has undergone many transformations over the years and I am sure will see many more. I also love the fact that you can get to so many places without having to take the car as so much is within walking distance, via the bus service on the Delce or nearby train stations. All in all, I have thoroughly enjoyed my life in this home, with great neighbours, some of whom are now close friends and will treasure the fantastic happy memories. I sincerely hope the next family enjoys it as much as I have."
