Situated in an enviable riverside position in the heart of historic Sandwich, this exceptional home combines period character and charm with thoughtful modern improvements, creating a truly individual property with a wealth of original features and bespoke touches.
The spacious ground floor is centred around an impressive reception room, featuring a striking fireplace and wonderful views across the River Stour. A study/library lies to one side, beautifully fitted with bespoke floor to ceiling bookcases and extensive storage, while the formal dining room provides an elegant and generously proportioned space for entertaining.
The dining room flows naturally into the kitchen, which has been thoughtfully designed with solid bamboo worktops and flooring. A central island incorporates a wine store and breakfast bar, creating a sociable and practical heart to the home.
Two staircases provide access to the first floor, with one leading to a private master suite complete with fitted wardrobes and direct access to a contemporary shower room. Two further bedrooms, both benefiting from built-in wardrobes, are served by a family bathroom. The second bedroom is particularly impressive, enjoying uninterrupted views across the river, where sailing and motorboats can be seen moored just a few feet from the property throughout the year.
Outside, the enclosed private courtyard garden provides a secluded and attractive space, bordered by high walls and well stocked with planting. A further riverside terrace offers a wonderfully peaceful setting in which to sit and enjoy the unique surroundings.
The property has been substantially renovated and reconfigured by the current owner with excellent storage provided throughout, making this an unusually practical home despite its wealth of character.
A property of such character, individuality and riverside position is rarely available.
Internal viewing is highly recommended to fully appreciate the accommodation, quality and unique setting this exceptional home has to offer.

Location Summary
The historic Medieval market town of Sandwich, is named after the eighteenth century aristocrat, The Fourth Earl Of Sandwich, John Montagu, he requested that his staff bring him meat tucked between two pieces of bread, with others then ordering “The same as Sandwich”. A museum is now housed within the Guildhall which was built in 1579, it is possible to see the Magna Carta here along with the sister document the Charter Of The Forest dating from 1300, not far from the distinctive Toll Gate are the Salutation Gardens designed in 1912 by Sir Edwin Lutyens, a beautiful garden and place for afternoon tea. This quaint town is one of the Cinque Ports and is situated on the River Stour with water-based communities both upstream and downstream including a seal colony which can be viewed from vessels in the estuary where the river meets Pegwell Bay. Famous Golf Courses include Royal St Georges and Princes where the British Open Tournament has been held on a couple of occasions, the area is also hugely important for migrating birds with the British Trust for Ornithology operating from their base at Sandwich Bay which is within the desirable residential private estate. Sandwich town is made up of often narrow streets with excellent examples of timber framed buildings, to the extent that Strand Street has the longest unbroken stretch of such buildings in England. This charming town feels like a village and has a real sense of community and a quieter pace of life where independent retail can still be found.
