Lot 2 is accessed directly from the public highway via a gateway.

Rights of way, easements
There will be s a right of way retained over Lot 2 in favour of Lavender Bank to access land to the rear of the property, subject to contract. The land is sold as far as required by the vendor and will be conveyed subject to all rights of way, easements and way leaves of telegraphs poles, drains and wires, electric pylons and cables, water and gas pipes at present erected on and passing over or under the property and subject to the agreements affecting the same (if any).

Although there is a water supply to Lot 1 and Lot 2, this will be disconnected upon completion. We understand however a supply runs close to Street Lane within lot 2. Prospective purchasers to make their own investigations in this regard.

According to information from the Environment Agency, parts of Lot 2 (northern boundary) are designated as being at high risk of flooding from rivers or seas without defences. The remainder of Lot 2 and Lot 1 are designated as being at low risk of flooding from rivers or seas without defences.

Method of sale

The property will be offered for sale by Public Auction and online livestream auction on Wednesday 16th September 2026 at Batch Country House, Lympsham, Nr Weston-super-Mare, BS24 0EX. It is possible the property may be sold prior to the action date therefore it is advisable for interested parties to register their interest with the Agents and it is their responsibility to check with the Agents whether the property will still be offered on the auction date.
Bidder registration

All potential bidders are required to register with their details with Greenslade Taylor Hunt prior to the commencement of the auction by completing the Online Bidder Registration. Registration for the auction closes 48 hours prior to the auction date.

The land is situated on the outskirts of the sought after village of South Brewham approximately three miles east of Bruton.

Bath and Bristol are both approximately an hours drive to the north.
