Built in the 1930's, 3 The Paddocks is a generously spacious and wonderfully extended semi-detached family home, positioned on the edge of the Mendip Hills anob, with beautiful views to the rear over rolling countryside.
In brief, the ground floor comprises of a welcoming entrance hall, sitting room, open plan, kitchen/family room, adjoining dining room and boot room. The sitting room is a beautifully cosy room, retaining a wealth of original features including exposed wooden flooring and fireplace alcove with slate effect hearth. The focal point to the house and providing a real wow factor is the recently extended kitchen/family room, with bi-folding doors leading out in the rear garden and three Velux skylights the room is bathed in exceptional levels of natural light. An array of 'two tone' wall, drawer and base units have been fitted, with integrated dishwasher and eye level cooker and grill. Further space is providing to include freestanding white goods, whilst Corian worktops provide a contemporary twist to the traditional wooden finishes. A central breakfast island affords space for informal dining, whilst the adjoining dining room creates the perfect entertaining space. With the bi-folds open there is fantastic symmetry linking both the inside and outside of the house, with matching Porcelain tiling continuing from the kitchen out onto a rear patio. A downstairs WC is located underneath the stairs, whilst the boot room affords a convenient space to kick muddy wellies off after exploring the beautiful surroundings of which the property is set within.
On the first floor are three bedrooms and a family bathroom. Both bedroom one and two are generous double rooms in size with the later enjoying ample levels of integrated wardrobe space and excellent views over the wonderful rear garden. Bedroom three is a more comfortable single room, with similar views to the rear. The family bathroom consists of a panelled bath with mains shower over, WC and pedestal sink. Complimentary tiling has been applied to all splash prone areas.
Externally is really where this property comes into its own. To the front is a concrete and stoned driveway providing significant amounts of off road parking, leading up to the detached garage. The current owners have cleverly sectioned the garage into two parts, still allowing good levels of storage space to the front which can either be accessed via the manual up and over door the front and single UPVC door leading off the garden. To the rear of the garage our vendors have adapted the space to create a home office, completed with wood effect laminate flooring, spotlights and heated towel rail, all accessed off the garden, the perfect space for those working from home.
The rear garden is approx. 120ft long and boasts a sunny southerly aspect looking up over The Mendip Hills. A large Porcelain patio area provides the most idyllic of seating areas for some Al-fresco dining during the summer months. The remainder of the garden has been predominately laid to lawn with a pathway leading up through the middle to an enclosed chicken coup and run to the rear. A pedestrian right of access is then available through the back fence on onto 'Mendip Activity Centres' driveway opening up endless opportunities to surrounding public footpaths.
‘what we love’
3 The Paddocks has been our home for 13 years, where we’ve grown from newlyweds to a family of five, and we have absolutely loved it!
Our favourite parts have to be the location, the kitchen and the garden. Backing onto the gorgeous woods and just a short walk from our favourite pub, The Crown, it really is in such a lovely spot. With our children at the local primary school, we’ve become part of the hub of the community, with their friends all around and everything we need close by.
The kitchen is the real hub of the house and is amazing for having friends and family round. With the doors open onto the garden, it’s just the perfect place to spend time together!
