With solar panels, a biomass boiler and Nordan double glazing, this lovely property offers the basic ingredients for a move to self-sustainability. Planning permission for the steading to be converted into 4 further homes, may offer further development potential. Just 5 miles from Forres, Briach Farm offers the perfect blend of privacy while having access to all the local amenities within a few minutes' drive.

The house

With spacious rooms and marvellous views from every window, Briach Farmhouse has a dining kitchen, sitting/dining room, sitting room, utility room, WC, bedroom and bathroom on the ground floor. On the upper floor, with a y-staircase, there are a further 4 bedrooms, shower room and ensuite. The principal bedroom has both the ensuite and a spacious walk in dressing room/wardrobe.

A programme of renovation has resulted in a beautifully modernised home, fully double glazed with Nordan doors and windows, modern oak doors throughout, contemporary shower rooms and kitchen, wood flooring and quality carpeting.

The front door opens into a spacious vestibule with 2 large built in storage cupboards. The wood flooring extends from the vestibule through to the bedroom and living spaces. An oak door with glass panel opens into the hallway, allowing light to stream in and providing access to all ground floor accommodation and the stairs to the upper floor.

To the left, a bright, dual-aspect double bedroom with feature fireplace and spacious family bathroom with both bath and separate shower. To the right, the spacious sitting/dining room, with wood burning stove, wooden mantlepiece and character alcove storage. The dining area has ample space for table to seat 8. Double oak doors with glass insets open to the sitting room with wide picture windows looking down over the trees to the hills beyond.

The spacious, modern dining kitchen, with a Rangemaster induction cooker and room for a further dining table, has patio doors leading out to a sheltered outdoor seating area.

The circulation from the kitchen leads out to the utility room, back door and a convenient WC, with a further hallway leading back to the front vestibule.

The y-stairs, leading from the main hallway, provide access to the principal bedroom suite to the rear of the house, with a contemporary shower room, walk-in dressing room with floor-to-ceiling hanging and shelves, and an ample double bedroom with superb long views.

To the front of the house, there are a further 3 double bedrooms, 2 of which are dual aspect with magnificent views and one of which is currently used as an office. A shower room, which was installed in August 2026, completes the picture, the steadings

Originally 3 sides of a quadrangle, the remaining 2 steadings, along with the rear of the stables/workshop, create a wonderful enclosed, grassy courtyard in the middle. Sheltered from the elements this could make a wonderful space for growing or entertaining. The 2 steadings are superbly maintained, dry and have high roofs. The main steading (4.6m x 23m) with large doors at the gable end, has been used for ceilidhs and parties but could also provide superb storage for a caravan, motorhome, boat or cars. The second steading has an area for entertaining and substantial area for wood storage. The steadings and stables/workshop formed part of the planning application to convert into 4 residential dwellings so there may be an opportunity, subject to appropriate planning consents, to further develop these into holiday lets, business premises or further homes.

The stables/workshop and garage

Facing the driveway and parking, the stables/workshop is split into 2 distinct areas. Currently used to house the biomass boiler and hopper and provide substantial storage.

The wooden double garage, with concrete flooring, electricity and light has 2 sets of double doors and is a spacious garage with an enclosed workshop to the rear.

Garden and grounds

A sweeping driveway leads from the road up to the house. To the left a garden area with burn running to the side and to the right, a bank of planted trees, providing superb privacy. At the turn of the drive you are met with your first view of the house and steadings, with an area of lawn and ample parking for multiple vehicles. Immediately surrounding the house and steadings is an area of lawn with a fenced space directly adjacent to the house, to contain dogs or small children. An additional driveway leads from the public road to the steadings and house.

Three steps lead from the area by the house to the steading courtyard, which is a beautiful, wide open space with the steading buildings to 3 sides. With raised beds and fruit trees, this is a stunning area for developing further with your imagination being the limit.

A fenced area behind the steading contains vegetable beds and a Polycrub (5m x 3m). To the side of this, behind a hedge, is a further enclosed area with a fruit cage.

The remainder of the property has been thoughtfully planted with a wide range of deciduous and coniferous trees, with meandering paths. This substantial tree area is also fully enclosed to contain animals or children.

Although the property is not currently designed for grazing, there may be potential for grazing and stabling in very close proximity to the property.
