The Seller's View
We’ve really loved living here and it’s been such a lovely first home for us. One of our favourite things has been the south facing garden, which we’ve spent a lot of time making our own. We’ve used it for everything from relaxing in the sunshine to having friends and family over, and it’s become a really important part of the home for us.

The views are something else we’re going to miss. Looking out across the surrounding fields and watching them change with the seasons has been really special and gives you that feeling of being properly surrounded by the Hampshire countryside.

Holbrooke Place itself is small, quiet and friendly, with a lovely community feel. There are several open green spaces as well as allotments on the doorstep, which add to the sense of space and have been another part of living here that we’ve really enjoyed.

Being so close to the countryside has probably been one of the best things about the location. We’ve enjoyed plenty of walks towards St Mary Bourne and Whitchurch and there’s always wildlife around. We regularly see deer and hares as well as red kites, buzzards, owls, kestrels, swifts and swallows. Even the railway behind the house has become part of life here, and we’ve enjoyed spotting the occasional steam train and Pullman carriages passing by.

What might surprise people is just how convenient it is too. It feels wonderfully peaceful when you’re at home, yet the A34 is around 10 minutes away and both Whitchurch and Andover are within easy reach. For us, it’s been a really nice balance between enjoying village and countryside living without feeling cut off from everything.

This was our first home together, so naturally there are a lot of memories attached to it and saying goodbye is going to be difficult. We’ve been incredibly happy here and feel very lucky to have called it home. We really hope whoever lives here next enjoys it every bit as much as we have.

Built in 2022 and beautifully looked after since, this is one of those homes where you can simply move in and start enjoying it. It still has that fresh, modern feel you’d expect from a relatively new home, but the sellers have had time to put their own stamp on it and make it feel properly lived in.

The ground floor starts with a surprisingly generous entrance hallway, with a WC and useful storage before two separate doors take you through to the main open plan kitchen, living and dining space. I really like the flexibility of this part of the house. There’s plenty of room to decide how you want to use and arrange the different areas depending on how you live, whether that means a bigger dining space, more room for relaxing or somewhere to work from home.

The kitchen is a real highlight. It’s beautifully finished, feels contemporary without being clinical and sits naturally within the open plan layout. From the reception, doors open directly onto the south facing rear garden, which the sellers have clearly put a lot of love into creating.

Upstairs, the space continues to impress with three genuinely good sized bedrooms. The main bedroom has built in wardrobes and its own beautifully finished en suite shower room, while the remaining bedrooms are served by a modern family bathroom.

Parking is well covered too. There’s a driveway parking space directly in front of the house, while a garage with a further parking space is set just a few moments’ walk from the front door.

For me though, one of the biggest reasons to consider this home is the setting. St Mary’s Hill gives you that feeling of living out in the Hampshire countryside, but without having to sacrifice everyday convenience. Whitchurch and Andover are both within easy reach and the A34 is around 10 minutes away, so this certainly isn’t somewhere i’d describe as isolated.

There’s also a fantastic community feel within St Mary’s Hill itself. It’s a small development with open green spaces and community allotments, which I absolutely love. Combine that with the surrounding countryside, walks and views and I think it offers a brilliant balance for anyone who wants a more peaceful way of life while still being well connected.

The Area View
If you love the idea of waking up surrounded by countryside but don’t want to feel cut off from everyday life, Hurstbourne Priors offers a really appealing balance.

The St Mary’s Hill development sits within the beautiful Hampshire countryside, with walks, open spaces and villages all around you, yet Whitchurch is only around a 5-10 minute drive away. Here you’ll find the everyday things you actually need, including shops, places to eat and drink, schools and other local amenities, making it easy to pop into town without giving up the peaceful setting you come home to.

For commuters, Whitchurch railway station is also around 10 minutes away by car. From here there are regular services towards Basingstoke and London Waterloo, with direct journeys into Waterloo typically taking around an hour. For anyone working from home part of the week but needing occasional access to London, that combination could work particularly well.

St Mary Bourne is another lovely nearby village, around 4 minutes away by car or roughly a 30 minute walk, with a village shop and café, primary school, pubs, recreation ground and plenty of countryside to explore. Andover is approximately 15 minutes away and offers a much wider choice of supermarkets, shopping, leisure facilities and other everyday amenities.

Road connections are surprisingly convenient too. The A34 can be reached in around 10 minutes, opening up straightforward routes north towards Newbury and Oxford and south towards Winchester and the wider motorway network.

For young families and first time buyers in particular, I think that combination is what makes this location so interesting. You can have countryside walks from home, wildlife, open green spaces and a genuine community around you, while still being able to reach a station, shops and larger towns without travelling miles to find them.

It feels rural because you’re surrounded by the Hampshire countryside, not because you’re miles away from everything. For me, that’s a pretty important distinction.
