Handsome Grade II listed former church school, built circa 1861, set in a beautiful walled garden. Retaining character features while offering a relaxed and welcoming home.

Description
The Hall is a handsome Grade II listed former church school built circa 1861. The property is set back from the road and fronted by a walled garden with wrought iron railings and stone gate piers. Sensitively restored by its owner, it retains a wealth of character features, including exposed timbers, polished floorboards and river stone walls. Modern touches include mains gas central heating, underfloor heating to the main living space and two wood burning stoves, making it a comfortable, historic home. The house is graced by large mullioned windows, framing the skyline beyond, allowing sunlight to flood the interior.

The property was latterly used as a church hall. It is listed by Cadw as:
“...a good example of a Victorian church school building with Tudor detail.”

The original part of the property is traditional stone with a later brick built extension to the rear. It was originally a parish church school and later became the church hall. It is situated in a conservation area on a quiet no-through road in the ever popular and historic village of Llangadog in Carmarthenshire.

Accommodation Ground Floor
Entering through the impressive stone gate piers and wrought iron gate, and walking down the path through the garden, one is greeted by a striking double-height entrance porch with a Tudor arched doorway, above which is a stone plaque inscribed ‘I.W.LL1861’. An impressive flagstone floor porch leads into a welcoming reception hall with a fine slate tile and oak block floor. From here a door opens into the study/ground floor bedroom, a spacious bright room enjoying good natural light from the tall window.

A second door leads into the heart of the house, an expansive, light filled space with a vaulted ceiling, wooden beams and feature stone wall. Three large rectangular windows flood the room in natural light. The polished concrete floor has underfloor heating, and the wood burning stove provides a warming focal point. A door on the right of this room opens onto the intimate snug/lounge, which could also be used a bedroom.

The living room leads through to the kitchen-breakfast room, situated at the rear of the property. Forest green cabinets work together with marble and oak worktops, wooden windows and stone sills to create a warm and timeless feel. A wood burner adds a decadent touch to the kitchen. Open the green door and go down some steps into the blue boot room with cloakroom and door to the back garden.

First Floor
A fine staircase rises up from the entrance hall to the first floor where a large gallery landing overlooks the living space below. Both principal and second bedrooms look out over the side garden, while the third, smaller bedroom features a Velux window with views towards the church. The first floor is completed with a delightful family bathroom with roll top bath and separate shower.

Externally
The Hall enjoys the original stone walled garden on three sides of the property, together with a striking entrance featuring stone gate pillars and wrought iron gate and railings. The cottage style garden is south-west facing and comprises lawned areas with mature trees, including pear and apple, manicured hedges, bushes, shrubs and flower borders. At the rear of the property is a sheltered patio area that catches the morning sun, together with a large shed and further sheds for wood storage, bikes and garden tools.

Location
The Hall is set in the popular and historic village of Llangadog in Carmarthenshire, on the edge of the Bannau Brycheiniog (Brecon Beacons) National Park, providing miles of wild landscapes with stunning walking trails, waterfalls and mountains. The village enjoys an active community, benefitting from a village shop, post office, butcher, garden centre, two traditional pubs (both serving food), primary school, doctor’s surgery and village/community hall with its own film club. The village church of St Cadog's, dating back to the early 14th century, is central to village life, contributing to the area's strong sense of community, history and tradition. The monthly farmers market in the village hall is well attended along with other activities in the village hall including yoga, snooker, karate and badminton. Llangadog Railway Station has national railway connections via the Heart of Wales Line. From the hall there are walks to the village common and along the Sawdde River.

The market town of Llandovery, with its markets, cafés, hotels and independent shops selling traditional crafts and quality produce, lies approximately 6 miles away. It also benefits from a leisure centre and railway station, together with a primary school and Llandovery College. Equidistant in the other direction is the colourful and well-known shopping town of Llandeilo, offering a variety of independent shops including the wonderful kitchen shop, Peppercorn and the famous clothes shop, Toast; there are galleries, cafes, a number of pubs, a tapas bar, butcher, sourdough bakery and country hotel. Llandeilo station has direct trains to Swansea to the south and Shrewsbury to the north. Llandeilo has three primary schools and a secondary school, both English and Welsh speaking.

The highly regarded Christ College Brecon, St Mikes School in Llanelli and Bro Myrddin in Carmarthenshire, are currently each served by local school bus routes.

Respected eateries in the wider area include Wrights Food Emporium and the family run Y Polyn restaurant. Further afield are the restaurants and retail areas of Carmarthen.

For those who enjoy the outdoors, there is The National Trust’s Dinefwr Park Nature Reserve in Llandeilo, with its 800 acres of parkland featuring some 300 trees that at least 400 years old, along with ancient pastureland, landscaped valley views and a chance to see fallow deer and rare White Park cattle throughout the year. Also in Llandeilo is the recently completed Tywi Valley Path, a 13 mile walking and cycling route. And there is no shortage of castles with Llandovery Castle, Dinefwr Castle, Dryslwyn Castle and Carreg Cennen Castle to visit.

The stunning coastline of Carmarthen Bay, with fishing villages such as Dylan Thomas’ Laugharne and Llansteffan, together with the beaches in the Pembrokeshire Coast National Park and the expansive, sandy beaches of The Gower, are also within reach to explore and enjoy.

For those travelling further afield by road, the M4 motorway is about 18.5 miles away at Pont Abrham/Junction 49, taking you on to Swansea and The Gower Peninsula (about 30 miles), Cardiff (about 73 miles), The Severn Bridge and into England.
