A Show-Stopping Family Home With A Cricket Pitch View!

Owners Comments...

Newlands Close has been so much more than just a house to us over the last four years - it has been a wonderful family home, full of happy memories, laughter, BBQs, parties and countless special moments.

One of the things we have loved most about living here is the incredible sense of community. When we first moved to Shinfield, we didn’t know anyone in the area, but it didn’t take long to feel completely at home. There is such a lovely, friendly atmosphere here, and it has been a real pleasure getting to know the people on the estate.

The location is another huge bonus. Everything you could need is within easy walking distance, including a local petrol station, a friendly Post Office, an excellent nail bar, Co-op and Lidl - all just around five minutes away on foot. There’s also a great local pub within a five-minute walk, perfect for a relaxed drink or something to eat. For commuting or days out, there are buses from the top of the estate taking you directly into Wokingham or Reading.

But perhaps the thing we will miss most is the beautiful outlook onto the cricket pitch.

We absolutely love sitting outside on a Sunday and watching the cricket, and having such a lovely green space right on our doorstep makes the house feel incredibly special. My office also overlooks the pitch, so I have enjoyed that view every day while working from home. In fact, the outlook was one of the main reasons we chose this house in the first place - and it has been every bit as wonderful as we hoped.

There is also a real sense of peace here. The house is particularly quiet in the evenings, when we have loved sitting in the hot tub, relaxing and watching the world go by. It’s one of those homes where you can enjoy having friends and family over, but equally appreciate the calm and privacy when you want it. So many big houses are overlooked and here we are not!

The space is something else we will genuinely miss. This is a fantastic-sized four-bedroom home with excellent storage, giving us plenty of room for family life, entertaining and all the things that come with it. It has served us incredibly well and has always felt spacious and comfortable.

Our reason for moving is simply that life has changed. Our daughter is now 14 and, as teenagers tend to do, is rarely at home! The two of us are now rattling around in a large four-bedroom house, so it feels like the right time for us to downsize.

Leaving will undoubtedly be bittersweet. We have loved our time here and will take away so many wonderful memories, but we are excited for the next chapter - and, most of all, we hope that another family will walk through the door and fall in love with Newlands Close in exactly the same way that we did.

Dan & Neil Estate Agents’ comments...

If you’re looking for a home with plenty of space, great family living and a lovely outlook, this show-stopping family home could be just the one! Built by Charles Church to the Mayfair design, it offers four spacious bedrooms and a fantastic position at the end of Heritage Park, directly overlooking the cricket pitch.

Inside, there are four generous bedrooms, with three of the main rooms benefiting from fitted storage, while the main bedroom also has its own en-suite. Downstairs, there are two reception rooms, giving you loads of flexibility. One side offers a study/cinema room, perfect for working from home or movie nights, while the other has a huge lounge ideal for relaxing and entertaining. There’s also a handy downstairs W.C.

At the back of the house is the lovely big kitchen/diner, stretching across the width of the property. With granite worktops and double doors opening onto the south-facing garden, it’s a brilliant space for family meals and summer gatherings.

There’s access to the garage and driveway parking to the side, making everyday life nice and easy.

And the view really is a bonus! The property fronts onto the cricket pitch at the end of Heritage Park, giving you a lovely open outlook and a real sense of space.

A spacious, flexible and fantastic family home in a great spot, with plenty to love both inside and out!

Area Comments...

Heritage Park is in a fantastic location, with the estate being fully private and free from flats or high-rise buildings, making it a particularly desirable place to live. Right at the front of the estate, you have lovely green open space, cricket grounds and a pavilion, along with plenty of great walks nearby to enjoy.

For everyday essentials, Shinfield village is close by, with a Post Office, Co-op and the popular Tin Roof Café. There are also regular bus links from the village into both Reading and Wokingham, giving you easy access to an excellent choice of shops, restaurants and amenities. And when it’s time to relax, you’ve got one of our favourite pubs within stumbling distance! The Shinfield Arms is perfect for an evening meal, a drink with friends or making the most of its lovely beer garden during the summer months.
