Its separate position beside the living and dining room provides a practical foundation for future improvement.

The primary bedroom
Offering comfortable proportions for a main bedroom, this room provides a versatile starting point for a new owner’s plans. The space can accommodate a double bed together with additional bedroom furniture.
The second bedroom
Suited to use as a guest or further family bedroom, the second bedroom adds valuable flexibility to the first floor accommodation. Its practical proportions allow the room to be adapted to meet the requirements and personal style of its next owner.
The bathroom
Serving both bedrooms, the bathroom is arranged with a bath incorporating an electric shower over, wash basin and WC. The existing suite and finishes would benefit from modernisation, presenting an opportunity to create a more contemporary bathroom tailored to individual requirements.
The garden
Extending behind the home, the enclosed garden offers excellent potential for clearance, landscaping and general improvement. Areas of paving and gravel provide a basis for future work, while established planting and a garden shed are also present. With investment and imagination, the space could be transformed into an appealing setting for outdoor relaxation.

The fee will be retained by Andrew Grant in the event that you the Buyer withdraws from the purchase or does not Exchange within 6 months of the fee being received other than for one or more of the following reasons:
