This three bedroom home close to the centre of Inverness gives you a surprising amount of space to grow into. Sitting in the Hilton area of the city, it’s the sort of home that would perfectly suit a family, first time buyer or anyone needing a little more space, all in a great location.

At the front, the garden has been covered with stone which makes for a great little off-street parking spot. The house is painted white with dark grey window frames and a matching front door, while its position at the end of the terrace gives you the benefit of having access around the side and straight through to the rear garden.

The front door opens into a small hallway, where grey painted walls are matched with light timber effect flooring. The staircase rises from here with a dark tartan patterned carpet and white handrail, while the ground floor shower room sits just off the hall on the left.

This is a particularly useful addition to the ground floor, mainly painted grey with large glossy black tiles around the shower area. Alongside this is a white toilet, while the wash basin sits on top of a small grey storage cabinet.

Crossing the hall you enter into the lounge, a large room with plenty of floor space for sofas and other furniture. The wide window stretches across much of the front wall with a radiator directly beneath. Dark grey painted walls contrast nicely with the white ceiling and skirting boards, with light timber effect flooring running underfoot.

At the far end, the lounge opens into the dining room where there’s plenty of room for a full sized table and chairs. The wide opening between the two rooms keeps them connected, while another opening on the internal wall leads directly into the kitchen.

The kitchen has matching dark grey painted walls with sparkly black worktops above modern looking white cabinets. The kitchen units are arranged in a u-shape around three sides, giving you a good amount of prep and storage space. A built in oven sits beneath the gas hob with a curved stainless steel extractor above. There’s space beneath the worktops for a washing machine and dishwasher, with a gap for a tall fridge freezer gap opposite the sink. A glazed rear door opens into the garden.

The tartan carpeted staircase takes you up to the first floor where all three bedrooms and the bathroom can be found.

The first bedroom sits at the front of the house and is a good sized double. The walls are painted in a very light grey, with timber effect flooring and a wide three section window looking out from the front. The room has plenty of wall space for wardrobes and bedroom furniture without making the floor area feel cramped.

Bedroom two is another double room with grey painted walls and is again paired with timber effect flooring. A wide window fills much of the outside wall, with a radiator fitted below. The third bedroom is a smaller room with darker grey painted walls and the same light timber effect flooring. A window sits on the outside wall, while a pair of white built-in cupboard doors take up part of the adjoining wall, giving you useful storage without having to add another wardrobe.

Completing the first floor is the bathroom. A white bath runs along one wall with a glazed shower screen and wall mounted shower above. Large glossy black tiles cover the wall around the bath and shower, giving this side of the room a much bolder look against the grey painted walls elsewhere. Across the room, the white wash basin sits over a storage cabinet with a black tile splashback behind, with the toilet positioned alongside. A frosted window above brings in natural light.

Outside, the rear garden is mostly paved, giving you a useful area for outdoor seating while dark timber fencing and a low block wall enclose the space. There’s also a small block built store, with a separate timber shed alongside. Having the two gives you separate places to keep garden equipment, tools and other outdoor items without filling the house.

There are several things about 97 Balloan Road that make it stand out from a more basic three bedroom home. You’ve got a proper dining room rather than a table squeezed into the kitchen, a full shower room downstairs as well as the bathroom upstairs, three good sized bedrooms and two separate storage buildings outside. Add its end terrace position and location just two miles from Inverness city centre and there is a lot here to work with.
