The property is in good condition throughout, having been well cared for and thoughtfully maintained. The spacious reception room is the heart of the home with plenty of room for a large sofa, dining table and all the little touches that make a space feel truly yours. The double bedroom is a generous size, easily accommodating a king-sized bed, wardrobes and it's wonderfully quiet at night.
The kitchen is a real highlight, equipped with lots of wall and base units, giving you ample cupboard space.
One of our absolute favourite features is being so close to the river Wandle. On warm summer evenings, we've loved stepping out, feeling the fresh air and watching the world go by. It's a little outdoor escape that makes flat living feel so much more. When we want a bit more green space, the communal garden is beautifully maintained, a lovely spot for morning coffee, reading a book, or just enjoying some quiet time outdoors. It's also perfect if you have a pet or enjoy gardening.
We are within a stone's throw of the vast recreational areas of Poulter Park and Ravensbury Park, a beautiful seven hectare Local Nature Reserve with a riverside walk along the River Wandle. But the real jewel in the crown is the magnificent Morden Hall Park, a 21 hectare National Trust park. The park is a stunning oasis, with the serene River Wandle weaving its way through it. It's a true rural escape, and we have loved nothing more than spending weekends exploring its meadows, visiting the garden center, or walking along the historic waterways and bridges. It is an escape you simply must see to believe.
The location has been a dream for convenience. Mitcham tram stop is just moments away literally a short stroll from your front door. From there, you can be in Wimbledon in around 15 minutes (connecting to the District Line and mainline trains) or in Croydon in roughly the same time (for fast services into London Bridge and Victoria). There are also several bus links right on your doorstep, giving you even more flexibility. For those who prefer the Underground, Morden station (Northern Line) is easily reached by bus or a short tram ride.
Local amenities are fantastic. You've got supermarkets, independent shops, cosy cafes and a great selection of restaurants all within easy reach. Whether you're grabbing a quick takeaway, meeting friends for brunch, or doing the weekly shop, everything is close by.
After many happy years here, we've found a new home that's more convenient for our work commutes. But we will genuinely miss the peace, convenience, and community that this flat and this area have given us.
This flat is an ideal first home for someone taking their first step onto the property ladder, or a fantastic buy-to-let investment given its prime location and excellent transport links. We hope the next owner falls in love with it just as we did."
