But in my view, one of the property's strongest advantages isn't simply the house itself it's the lifestyle surrounding it.
The Property
Step inside and you're welcomed by a bright and inviting entrance hallway, with access to a useful downstairs W.C.
At the heart of the home is the spacious kitchen/diner, designed with modern family life in mind. There's plenty of room for a dining table and chairs, creating a sociable space for family meals, entertaining friends or simply spending time together at the end of the day.
Upstairs are three well-proportioned bedrooms.
The principal bedroom benefits from built-in storage, while bedrooms two and three offer excellent flexibility, whether required as children's bedrooms, guest accommodation, a home office or hobby room.
Completing the first floor is the family bathroom, fitted with contemporary fixtures and fittings.
Outside, the fully enclosed rear garden provides a combination of lawn and decked seating, giving space for children to play as well as somewhere to enjoy outdoor dining and summer barbecues. A garden shed provides useful additional storage.

But the Location Genuinely Surprised Me
When I recently visited Cranbrook, I spent around two hours walking around the area with my family, including Inner Westland and Cranbrook Country Park.
Rather than simply arriving at the property, conducting a viewing and leaving, I wanted to properly understand what living here might actually feel like.
And I came away with a very different impression of Cranbrook.
It felt clean, peaceful and remarkably family-orientated.
One of the first things I noticed was how many children were actually outside. We saw children riding bikes, using the playgrounds, playing football and basketball, and simply enjoying being outdoors.
There seemed to be something for families everywhere we walked.
And then you have Cranbrook Country Park.
Within a short walk of Inner Westland, you can be surrounded by green open space, trees, walking and cycling routes, ponds, a stream, outdoor exercise equipment, play areas and places where families can simply spend time outside together.
That was probably the biggest surprise for me.
You can live in a modern, growing town with schools, shops, transport connections and everyday amenities, yet within minutes find yourself surrounded by nature.
Despite Exeter being so accessible, it simply didn't feel as though we were living beside a city.
Everything Surprisingly Close
Cranbrook has developed considerably and offers an increasing range of facilities for everyday life.
There is a Morrisons supermarket together with local shops, services, places to eat, schools, children's playgrounds and other amenities, with the town continuing to grow and develop.
Cranbrook also has its own railway station, providing convenient rail connections towards Exeter and further afield, together with regular bus services into Exeter.
And for anyone who travels regularly, Exeter Airport is nearby.
What interested me, though, was the contrast.
We spent around two hours exploring Cranbrook and I never had the feeling of being beside an airport. The areas we walked through remained quiet and peaceful.
Traffic was another pleasant surprise. During our visit in August, getting around Cranbrook felt straightforward and relatively quiet. Naturally, traffic conditions will vary depending on the day and time, but our experience was certainly positive.
A Location I Would Genuinely Consider Myself
For me, Cranbrook makes particular sense for families and first-time buyers.
You have modern housing, schools and everyday amenities, but children also have somewhere to ride their bikes, play football, use playgrounds and spend time outside without every family activity requiring a lengthy journey in the car.
And having such a substantial area of Country Park immediately alongside the town changes the atmosphere considerably.
After spending proper time walking around Cranbrook with my own family, I genuinely found myself asking:
Could Cranbrook actually be one of the best places for family life around Exeter?
You have Exeter within easy reach, your own railway station, regular bus connections, an airport nearby, growing amenities and substantial green space almost on your doorstep.
Most importantly, though, it felt quiet, clean and connected to nature.
It's somewhere I could genuinely see myself living.
