If you lived here....
Step inside and the bright reception room welcomes you with warm timber flooring, generous glazing and a calm, contemporary palette. The space flows naturally through to the rear kitchen diner, where deep-toned cabinetry, integrated appliances and generous worktop space create a sociable setting for everything from weekday breakfasts to evenings with friends. There is ample room for a dining table beside the patio doors, while a convenient ground floor WC sits just off the hallway.
Beyond, the west facing garden offers plenty of space to relax in the afternoon and evening sunshine. Subject to the usual planning permissions, the house also offers potential to extend, giving future owners the opportunity to adapt the space as their needs change.
Upstairs, three well-proportioned bedrooms are arranged around the landing. The principal bedroom sits to the front, while the remaining bedrooms overlook the rear garden. The family bathroom has been finished in a clean, contemporary style with a freestanding bath, separate walk-in shower and elegant fittings, creating a calm space to begin and end the day. Throughout, the recent renovation gives the house a cohesive feel, making it easy to move straight in and feel at home.

A word from the owner.....
"When we bought this house, it was a proper project, tired throughout, but with good bones. We spent our first couple of years here renovating room by room, including a full renovation of the kitchen and bathroom, and slowly making it our own. We're proud of what we've built here, but now feels like the right time for us to move on to our next chapter.
The garden has become one of our favourite parts of the house, a lovely space to be outside with friends and family, and we've spent countless sunny afternoons hosting BBQs and casual drinks out there. It's a genuinely good space for entertaining, which isn't always easy to find in London.
Beyond the house itself, it's the area that's made this home so special. We're a short stroll from Langthorne Park, where we walk our dog Reggie every day. Francis Road has been our go-to for weekend brunch and good coffee, and there's a great mix of pubs nearby for an evening out, the Leytonstone Tavern especially. For fitness, we've loved having Studio M for pilates and Blueprint Gym so close by.
We've loved our time here, and we're excited for whoever moves in next to make their own memories in it."
