Pommern is a lovely single storey house, with the benefit of a fully self contained annexe which can be incorporated into the main body of the house, providing excellent flexibility. There are views over Montrose Basin, and it is very conveniently located. The name Pommern comes from one of the oldest wine producing villages in the Mosel region in Germany. The house, which dates from 1977, is built on the edge of the small hamlet of Rossie Mills, and makes the most of its position and views. The annexe, which is linked to the house, was added in the 1980s and at the same time the dining kitchen was extended, along with the addition of a sun room. As the place name suggests, Rossie Mills was the site of some mills on the edge of the basin, and a mill lade flows through the garden at Pommern. Rossie Mills is also situated at the junction of the A92 coast road and the A934 to Forfar, which allows easy access to surrounding towns, as well as to Dundee and Aberdeen. Pommern is an attractive house with a tiled roof, which benefits from double glazing and solar panels which help to reduce running costs. The annexe provides additional accommodation or could be used for holiday letting with the appropriate licence.
The accommodation is well presented and spacious, with the front facing rooms benefitting from the good views, while those to the rear look over a sheltered back garden. While modern, the house has traditional finishes such as cornices. The main area of garden is in front, overlooked by banking from where there is a lovely seating and viewing area. The drive leads up to tarred parking, with a central border. Steps lead to a covered entrance with a front door to a vestibule with an inner door to a hallway with hanging and shelved cupboards and hatch with attic ladder to partially floored roof space. A sitting room has picture windows and a connecting door to a spacious open plan dining kitchen. This has fitted units including a dresser unit, and neff appliances include a microwave, oven, warming drawer, induction hob with extractor, dishwasher and fridge/freezer. A living room has a picture window and opens through to a kitchenette with fitted units with a neff gas hob with extractor, sink and plumbing for a washing machine. Off this is a vestibule with an entrance door. Bedroom 4 has fitted cupboards and a partially tiled en suite with shower cubicle, washbasin and WC.
To the side of the house is a harled garage with a tiled roof, auto roller door, concrete floor, power and light. The lovely gardens in front of the house are mainly lawn and enclosed by hedges, with paved seating areas, flower and shrub borders. There is a wooden garden shed (2.4m x 2.7m approx.) with a lean to and log store. The garden runs down to the original mill lade over which is a small bridge leading to banking on the other side with rhododendrons. The lade is overlooked by a wooden summer house with a wood burning stove, power and light, and a covered veranda, ideal for sitting out. Steps lead up to the top of the bank. The back garden is mainly lawn, linked to the house by decking, and has a wooden garden shed (3.6m x 1.8m approx.) with power and light.
Location
Pommern is enviably situated on the southern side of Montrose Basin, with good views over the basin to House of Dun and to the hills beyond. Montrose Basin is a surrounded tidal basin which is a renowned wildlife habitat and nature reserve. It is home to a fascinating variety of wildlife, particularly migrating birds including large numbers of duck and geese. The River South Esk flows into the basin and on into the North Sea. The basin is famed for its spectacular sunsets and ever-changing tidal flows. To the north and inland lie the Angus glens which form the foothills of the Grampian Mountains. The coastline around Montrose comprises sandy bays and red sandstone cliffs. As well as the beach at Montrose, there are popular beaches at St Cyrus and Lunan Bay.
There is a primary school in nearby Ferryden. Montrose offers primary and secondary education, a wide range of shopping, including a good array of local shops, together with leisure facilities at a modern sports centre and swimming pool. There is also a cinema. Independent schools in the area include Lathallan (Johnshaven), the High School of Dundee and those in Aberdeen, with pupils catching trains from the station to either Aberdeen or Dundee. There is a bus service from Montrose to Lathallan. Golf courses in the area include Montrose, Edzell and the championship course at Carnoustie. Fishing can be taken on the nearby rivers North and South Esk, while sea fishing is also available locally.
The A92 coast road runs from Stonehaven to Dundee via Montrose and Arbroath, while inland the A90 dual carriageway runs north from Dundee to Aberdeen. The A934 connects Montrose with Forfar. The cities of Aberdeen and Dundee are easily reached, and provide all the services expected of major centres; journey times to Aberdeen and Aberdeen Airport have been significantly reduced by the Western Peripheral Route. Montrose is served by the East Coast railway line with regular services to Aberdeen and the south, including a sleeper service to London. Both Aberdeen and Edinburgh airports have a range of domestic and international flights.

Directions
If coming from the north on the A90 take either the A92 at Stonehaven or the A937 at Laurencekirk, and proceed to Montrose. Continue through Montrose, on the A92. Just south of Montrose take the turning for Forfar (A934), just after passing the Wildlife Centre. Pommern is the seventh house on the left, just before leaving Rossie Mills.
If coming from the south on the A92 (coast road) head north from Arbroath towards Montrose. Before reaching Montrose turn left onto the A934 (signposted Forfar) and proceed as above.
If coming from the south on the A90, turn off at Forfar and then take the B9113 signposted for Montrose. Proceed over the junction with the A933 onto the A934, following signs for Montrose. Just before the junction with the A92 (Montrose to Arbroath road), at Rossie Mills, Pommern is the first house on the right.
